03/20/2026 COT - ENFC - Code Enforcement - Initial Completed Unit 102 had water intrusion due to a water heater pipe burst in Unit 203. Upon arrival, power was off at the main disconnect. I checked the entire unit including the wall abutting Unit 103, and could find no signs of water that had entered the unit from the ceiling, light fixtures, vents, or exhaust vents. It is unclear where the water entered the unit from. I checked the electrical panel and all breakers were on upon arrival, however homeowner reports TFD was in and out of this room and may have turned on or off breakers. There was no visible water in the breaker panel and all breakers were dry. Issued NOV to have a licensed electrician review the electrical system prior to restore. TEP cut power to the unit with clearance required for reconnect. Unit was condemned and deemed unfit to occupy due to no electrical. While on scene, an electrician was called by the owner and arrived to check the system.
