03/23/2026 COT - ENFC - Code Enforcement - Initial In Violation 3/20/26 - On site at property with Inspector A.Q., TEP, TPD, owner/tenants of Mobile Home and property managers/responsible party of parcel. At initial inspection for Mobile home Unit A12 for no water since from COT water is inactive on account. TEP stated power was recently restored in February. Mobile Unit has water from a master meter from DESERT CLASSIC MOBILE HOME PARK LLC unsure how that works since from COT water is inactive. However, tenants were turning the water off and on from the outside main since they have water leaks and plumbing issues. They were or have been reported to use the bathroom "outside" of their unit. Mobile Home Unit A12 is completely unsanitary and is a health concern to anyone who is to occupy the unit since its very poor conditions regarding electrical defects, no flooring, plumbing, non-working toilets and possible structural/roof dilapidation. CE did not enter the interior of the unit, TPD took photos for CE. There is an accumulation of trash/outdoor storage in front of unit, with lots of flies to go along with it. Tenants believe to own the Unit A12. According to Pima county accessors owner is showed to be DESERT CLASSIC MOBILE HOME PARK LLC. DESERT CLASSIC MOBILE HOME PARK LLC signed documents and secured the property. Tenants are two elderly folk. TPD took care of tenants and where they are to stay. Condemnation to UNIT A12. CE told TEP to cut power to unit. Permits Required for restoration of this unit, in plumbing, electrical, structural and sanitary conditions.
