Roof structural rafter members and planking have signs of heat damage and blistering paint. There is an exterior rafter overhang has signs of wood rot.
Electrical circuit and lighting fixture in the center of the ceiling has melted. Entire interior was saturated with water, compromising electrical devices. Siemens downstream panel attached to the west side of this unit services multiple units and unknown devices. The panel lacks proper labeling identifying what each breaker energizes. There is a 20-amp dual pole circuit breaker with a manufacture label of “10” & “12” also labeled “room 18” and “AC” is off. The property has a master service and is unable to be isolated and secured. This panel has a stamped manufacture date of Oct 07, 2021, there are no permits on record for installation. The labels that are identified on this panel shows it energizes rooms 19,16,17 and 18. This panel energizes another downstream panel that energizes units: rooms 15,11,12,14,15,16,17,18,14,12,11 with the same manufacture date and has ground wires with neutral wires on the same bus bar along with other non-code complaint methods. Both panels have been compromised from its designed listing with hardware and metal tap screws fastened to its exterior.
Gas water heater has been installed in a non-code compliant manner with two 90-degree fittings. Utility company disconnected plumbing to prevent the water heater from being used prior to repairs. The property has a master service and is unable to be isolated and secured.
The building’s encasement windowpanes are broken. The main entrance door frame assembly is damaged. There are wood members on the exterior of the unit that supports utility infrastructure is deteriorated, damaged and unstable.
