06/28/2023 | COT - ENFC - Code Enforcement - Initial | Scheduled | PRIOR TO VISITING SITE I CONTACTED THE MANAGER AND INFORMED HER I WOULD BE INSPECTING UNIT 1109 AND ASKED IF HER MANAGER WOULD LIKE TO BE WITH ME, SHE STATED WHE WOULD CONTACT HIM AND HAVE HIM MEET ME THERE. I THEN VISITED THE SITE, MET THE MANAGER AND THEN MET WITH THE TENANT. SHE ALLOWED US INTO THE BATHROOM AND INFORMED ME THAT AFTER SHE MOVED IN AND PRIOR TO THE SALE OF THE APARTMENT COMPLEX SHE WAS TOLD BY A CONSTRUCTION MANAGEMENT COMPANY THAT THE SHOWER VAVLVE WAS LEAKING. NEW MANAGEMENT THOUGHT IT WAS THE TOILET SO TOILET WAS REPLACED. TODAYS INSPECTION FOUND THAT WHEN I FIRST STEPPED ON THE LINOLEUM FLOOR WATER BEGAN SEEPING UP THRU THE SEAMS OF THE PLANKED FLOORING. THERE WAS WHAT APPEARED TO BE MOLD BEHIND THE TOILET AND ON THE OPPOSITE SIDE WALL BASEBOARD. BECAUSE THE FLOORING WAS NOW WATER DAMAGED, I SUGGESTED THEY START BY REMOVING THE TOILET, A SECTION OF THE FLOORING AND DETERMINE IF WATER CONTINUED TO SHOW UP ON THE FLOOR, AND DECIDE IF WATER WAS LEAKING FROM THE TOILET, SHOWER OR VALVE, OR POSSIBLEY FROM UNDER THE CONCRETE SLAB. I KNOCKED ON THE DOOR OF UNIT 1113 THE ADJOINING UNIT TO DETERMINE IF THEY WERE HAVING AND LEAK PROBLEMS BUT I RECEIVED NO ANSWER. I DID SUGGEST TO THE MAINTANENCE MANAGER HE DETERMINE IF WATER WAS LEAKING FROM UNIT 1113. NOV TO FOLLOW |
