07/21/2022 | INSP - INITIAL CODE ENFORCMENT | GOODMAN | Approved | IVISITED SITE, I FIRST MET WITH MR ROOTER PLUMBING WHO WAS ONSITE TO TO RUN A SCOPE THRU ALL UNITS BECAUSE OF A DRAIN ISSUE, THEY WERE IN THE PROCESS OF SCOPING BUILDING 1215, APPROX 16 UNITS. THEY WERE PRESENTLY IN UNIT #3 WHERE I ALSO HAVE A COMPLAINT. AT THE TIME THE OCCUPANTS WERE NOT HOME, MR ROOTER WAS GIVEN A KEY TO ENTER AND SCOPE THE SEWER, I ENTERED THE UNIT WITH THEM SO THAT THERE WERE NO PROBLEMS. I THEN MET WITH THE OCCUPANT IN #5. SHE ORIGINALLY SHOWED ME THE BATHROOM AREA, SHE INFORMED ME THAT WORKERS WERE IN THE UNIT ABOVE HER REMODELING THE UNIT AND DAMAGED A WATER LINE SO THAT HER BATHROOM CEILING SHOWED SIGNS OF PAINT BUBBLING AND A 1 FT X 5FT SECTION OF DRYWALL THAT WAS BUCKLED AND VERY WET. OCCUPANT STATED THERE WAS SEWAGE IN THE TUB AND TOLIET AREA, I DID NOT SEE ANY SEWAGE BECAUSE SHE HAD CLEANED THE AREA IN FRONT OF THE TOILET AND THERE WERE NO SIGNS OF SEWAGE IN THE TUB. I THEN CHECKED THE ENTRY CLOSEST AND COULD HEAR WATER RUNNING IN THE WALL BETWEEN THE CLOSET AND THE TUB. I RAN OVER AND ASKED THE OWNER OF MR ROOTER TO COME OVER AND CHECK THE UNIT, WE DID FIND A LEAK IN THE COPPER LINE TO THE TUB, HE ALSO STATED HE COULD START BY PULLING THE TOILET AND ADDING A WAX RING. OWNER CALLED ONE OF HIS TECHS TO REROUTE TO UNIT 5 TO MAKE NECESSARY REAPAIRS, HE ALSO STATED HE WOULD BE SCOPING THE SEWER LINE,MAYBE TODAY OR TOMORROW. I CONTACTED THE MAINTANENCE SUPERVISOR FOR THE COMPLEX, (IN PHOENIX) HE STATED IT WOULD BE OK TO START EMERGENGY REPAIRS TO UNIT #5, I DID LEAVE A MESSAGE REQUESTING THE CEILING BE REPLACED IN THE BATHROOM AND PAINTED. I WILL FOLLOW UP TOMORRROW TO BE SURE THE WORK IS COMPLETED AND THE CEILING IN PROGRESS. |
