05/27/2022 INSP - INITIAL CODE ENFORCMENT GOODMAN Approved ORIGINALLY GIVEN THE WRONG ADDRESS, 1525 E PRINV=CE FOUND THE UNITS WERE TOWNHOMES INDIVIDUALLY ADDRESSED, FIGURED IT WAS THE COMPLEX NEXT DOOR 1625 AND THAT COMPLEX DID HAVE A UNIT #100, I KNOCKED ON DOOR BUT RECEIVED NO ANSWER. I DROVE TO THE MANAGERS OFFICE, MANAGER EXPLAINED THAT THE OWNER IS IS A CURRENT PROCESS OF SELLING THE APTS, MANAGER CHECKED HER MESSAGES AND EMAILS BUT FOUND NOTHING CONCERNING A GAS LEAK IN THE UNIT. I CONTACTED C/E TO GET THE NAME OF PERSON CALLING IN THE COMPLAINT OR HAVE THE COMPLAINTANT CALL ME. I DID RECEIVE A CALL FROM OCCUPANT IN UNIT #100, SHE STATED S/W GAS HAD BEEN OUT AND SHUT OFF THE GAS. I DID FIND THE METER WAS OFF BUT NOT LOCKED OUT. GOT KEYS FROM NEW OWNERS REP AND ENTERED THE UNIT WITH 3 OTHER PEOPLE, CHECKED THE UNIT BUT COULD NOT SMELL GAS. OCCUPANT METIONED THAT SHE HAD VACATED THE , FOUND LITTLE FURNITURE INSIDE THE UNIT BUT IT WAS SORT OF A MESS. I AIN SPOKE WITH THE OCCUPANT SHE STATED SHE WOULD BE MEETING WITH S/W GAS AROUND NOON, I ASKED IF SHE COULD HAVE S/W GAS CALL ME WHILE THEY WERE THERE, AND IN A TEXT ASK SHE ALSO NOTIFY THE MANAGER BECAUSE THEY ARE NOT AWARE THAT SHE MOVED OUT. SO I LATER RECEIVED A CALL FROM THE S/W GAS TECHNICIAN WHO STATED HE DID A LINE CHECK AND THAT TESTED OK. NO LEAKS, ALSO TESTED INSIDE THE UNIT FOR LEAKS, AND ALSO TESTED THE APPLIANCES. EVERY THING CHECKED OUT OK BUT THERE WAS PART TO THE STOVE THAT WAS NOT PROPERLY CONNECTED AND COULD BE REPAIRED WITH A COUPLE OF SCREWS, SO HE DISCONNECTED THE STOVE AND SHUT OFF GAS TO THE STOVE. GAS REMAINS ON AT THE METER. I CONTACTED THE MANAGER AND EXPLAINED THE S/W GAS FINDINGS. MANAGER ALSO INFORMED ME THAT THE TENNANT DID COME IN AND DROPPED OFF HER KEYS. SO THE UNIT HAS BEEN VACATED, THE GAS IS SAFE BUT THE STOVE NEEDED TO BE REPAIRED OR REPLACED, I DON'T KNOW IF THAT WILL BE DONE BY THE NEW OWNER OR PREVIOUS OWNER. UNIT CHECKS WERE BEING DONE TODAY LOOKING FOR MAJOR FLAWS IN THE UNITS. MANAGER COULD NOT ANSWER THAT QUESTION EITHER. BUT BECAUSE THE UNIT HAS BEEN VACATED, CODE ENFORCEMENT HAS NO JURISDICTION. COMPLIANCE / CLOSE CASE.
