Porches, balconies, ramps or raised floor surfaces located more than 30 inches (762 mm) above the floor or grade below shall have guards not less than 36 inches (914 mm) in height. R312.2 Guard opening limitations. Required guards on open sides of stairways, raised floor areas, balconies and porches shall have intermediate rails or ornamental closures which do not allow passage of a sphere 4 inches (102mm) or more in diameter.
03/27/2022 T.C. Ch. 16, Sec. 16-4. PERMITS REQUIRED. Unless otherwise exempt pursuant to section 301 of the Administrative Code, as adopted by reference per section 6-1 of this Code, or pursuant to any other ordinance or statute, no building, structure or building service equipment regulated by this chapter or by the technical codes adopted by the city shall be built, erected, constructed, enlarged, altered, repaired, moved, improved, removed, converted or demolished unless a permit first has been obtained from the building official in the manner provided in the administrative and building codes adopted by the city. The purpose of a permit is to ensure that all construction is inspected by qualified City of Tucson personnel as directed by ordinance to verify compliance with city codes. Failure to obtain proper permit with inspections and approvals shall deem the construction to be unsafe.
03/27/2022 T.C. Ch. 16, Sec. 16-11(b) (2) COOLING. Every dwelling unit, guest room, and congregate residence shall be provided, in at least one habitable room, with either mechanical cooling or an alternate cooling method. Cooling facilities shall be installed and maintained in a safe condition and in accordance with the manufacturer's recommendations, and shall be capable of providing adequate cooling, appropriate for the climate, to assure a safe living environment. Evaporative cooling shall be maintained to be free of excessive rust, corrosion or mineral deposits that limit proper operation. Any mounting apparatus for a cooling facility must be structurally sound. Mechanical fans or portable evaporative cooling devices may only be used on a temporary basis as the sole source of cooling when the permanent cooling system is being repaired or replaced.

03/25/2022 INSP - INITIAL CODE ENFORCMENT TIDWELL Approved ON SITE AT PROPERTY FOUND A PLUMBING PIPE THAT WAS NOT ATTACHED PROPERLY AND THE WATER WAS DRAINING INTO THE YARD. THE HOT WATER HEATER IS MISSING A TPR LINE AND APPEARS TO BE INSTALLED INCORRECTLY. THE HOT WATER HEATERS EXITING EXHAUST IS IMPROPER AND BEING EXHAUSTED FROM THE UNIT INCORRECTLY. THE HOT WATER HEATER APPEARS TO BE VERY OLD AND THERE ARE NO IDENTIFYING NUMBERS ON IT. THE GAS LINE FROM THE METER LEADING INTO THE TRAILER DOES NOT APPEAR TO BE INSTALLED CORRECTLY. THE A/C UNIT INSIDE THE HOME DOES NOT HAVE WORKING COMPONENTS. THE TENANT HAS ALSO STUFFED TOILET PAPER AROUND THE CRACKS OF THE A/C UNIT IN ORDER TO KEEP OUTSIDE ELEMENT FROM ENTERING THE UNIT. THE A/C UNIT IS BEING HELD IN PLACE BY A PIECE OF WOOD FROM THE OUTSIDE OF THE UNIT. THE SWAMP COOLER ON THE ROOF OF THE UNIT APPEARS TO BE IN POOR AND UNMAINTAINED CONDITIONS. THERE IS A LEAK OF SOMESORT UNDER THE KITCHEN SINK. IT DOES NOT APPEAR TO COME FROM THE SINK COMPONENTS BUT FROM UNDERNEATH THE MOBILE UNIT. THE UNIT HAS SIGNS OF A VERMIN INFESTATION.
