OCCUPANT STATED THAT MANAGEMETN WAS TRYING TO EVICT HER BECAUSE SHE HAS COMPLAINED ABOUT ONGOING ISSUES THAT THEY HAVE KNOWN ABOUT FOR SOME TIME. OCCUPANT ALSO STATED THAT MANAGEMENT RECENTLY EVICTED HER DAUGHTER THAT WAS LIVING UPSTAIRS ABOVE HER AND THAT PART OF THE REASON SHE HAD ALL THIS STUFF IN HER UNIT WAS BECAUSE HER DAUGHTER HAD LEFT IT WHILE TRYING TO FIND A NEW PLACE. I DID CONDUCT A MINIMUM HOUSING INSPECTIONFOUND PLUMBING LEAKS UNDER BOTH KITCHEN AND BATHROOM SINKS, BATHTUB WAS STOPPED UP VERY RUSTED ON THE OUT SIDE AND NOT IN GOOD SHAPE. THE A/C UNIT WAS LEAKING AND DAMAGED DRYWALL. THERE WAS ALSO PAST LEAKS IN THE BATHROOM AND NAIL POPS THRU OUT THE KITCHEN. ALL KITCHEN CABINETS AND BATHROOM CABINET WERE ALSO VERY OLD AND NOT IN VERY GOOD SHAPE DUE TO LEAKS. THE CARPET IN BOTH BEDROOMS WAS VERY OLD AND DETERIORATED AND THE TILE IN THE REST OF THE HOUSE WAS CRACKED IN PLACES AND NEEDED TO BE REPLACED. FRONT DOOR AND TRIM APPEARS IT WAS REPLACED AND DRYWALL TEXTURE AND PAINT NEVER COMPLETED. ACTUALLY PAINT THRU OUT THE UNIT WAS OLD AND DIRTY LOOKING. THERE WAS ALSO MISSING SMOKE DETECTORS AND PEST CONTROL NEEDED FOR THE ROACH INFESTATION. I ALSO INFORMED THE OCCUPANTS THAT THEY WOULD NEED TO REMOVE ALOT OF THE UNWANTED OR UNNEEDED PERSONAL BELONGINGS INSIDE THE UNIT IN ORDER FOR PEST CONTROL TO BE ABLE TO COME INSIDE AND MOVE THINGS AWAY FROM THE WALL SO THAT THEY COULD EXTERMINATE. RIGHT AFTER MEETING WITH THE OCCUPANT I MET WITH THE HEAD MAINTANENCE PERSON WHO EXPLAINED THAT HE HAS BEEN INSIDE THE UNIT AND WE BOTH AGREED THAT THE ONLY WAY TO MAKE ALL REPAIRS TO THE UNIT WOULD BE TO MOVE THEM OUT AND COMPLETELY GUT THE UNIT AND START OVER. MAINTANENCE TOOK INSIDE ONE OF THE UNITS WHERE THEY HAD JUST DONE THAT. THEY DID A NICE JOB WITH NEW FLOORING, ELECTRICAL AND PLUMBING FIXTURE, NEW CABINETS AND PAINT. I LEFT THE COMPLEX AND ISSUED NOV TO FORT LOWELL REALTY WHO SEEMED VERY UNDERSTANDING, BUT AFTER I LEFT I RECEIVED A CALL FROM THE MAINTANECE MANAGER STATING SHE SPOKE WITH HER MANAGER WHO STATED THEY HAVE ALREADY ISSUED A NOTICE OF NONRENEWAL. |
10/26/2021 | INSP - FOLLOW UP CODE ENFORCE | GOODMAN | Approved | REVISITED SITE PER THE OCCUPANT WHO STATED THAT SHE WAS GIVEN A DIFFERENT UNIT #116 BUT STILL GIVEN THE NOTICE OF NON RENEWEL. I STOPPED BY DID FIND UNIT 104 VACANT AND BELONGINGS NEEDING TO BE REMOVED. DID FIND OCCUAPNTS IN UNIT 116 AND GAVE THEM A COPY OF THE NOV. INSPECTOR MOVES TO CLOSE THE CASE DUE TO OCCUPANTS BEING PLACED IN ANOTHER UNIT. COMPLIANCE / CLOSE CASE. |
