08/09/2021 INSP - INITIAL CODE ENFORCMENT GOODMAN Approved VISITED SITE, MET WITH THE MANAGER OF THE APT COMPLEX 1335 AND 1351 W ST MARYS RD. I HAD NO UNIT NUMBERS ON MY COMPLAINT FORM SO I WENT DIRECTLY TO THE MANAGER AND ASKED IF SHE WAS AWARE OF ANY ROOF LEAKS AT THE 1351 COMPLEX. SHE SAID THAT SHE HAD RECEIVED A COMPLAINT FROM UNIT 212 CONCERNING HER ROOF LEAKING AND NOW DRYWALL WAS DAMAGED. MANAGER ALSO BELIEVES 221 ALSO HAD LEAKING. MANAGER STATED THAT FT LOWELL REALTY IS HER PROPERTY MANAGER RESPONSIBLE FOR ALL COMPLAINT REPAIRS BUT THEY HAVE HAD DIFFICULTY GETTING TO ISSUES IN TIMELY MANNER. MANAGER STATED THAT WORK ORDER FORMS HAVE ALREADY BEEN TURNED IN FOR BOTH UNITS AND STATED THEY MAY BE MORE LIKELY TO GET TO THE REPAIRS IF A NOV WAS ISSUED. I DID GO AHEAD AND ISSUE NOV FOR ROOF REPAIRS AND INTERIOR DRYWALL REPAIR. NOV WAS ISGNED FOR BY THE MANAGER. AFTER LEAVING I RECEIVED A CALL FROM THE OWNER OF THE COMPLEX WHO WAS CALLING TO INFORM ME THAT THE ROOF REPAIRS WOULD BE COMPLETED ASAP SO THAT NO FURTHER RAIN DAMAGE WAS DONE TO THE INTERIOR, BUT THAT HE WOULD REQUIRE AT LEAST 20 DAYS TO COMPLETE THE INTERIOR REPAIRS AND WAS ASKING FOR MORE TIME. OWNER STATED THAT HE HAS SEVERAL OCCUPANTS WHO HAVE NOT PAID RENT IN MONTS AND BECAUSE OF THE MORITORIUM CANNOT EVICT SO NOW HE IS UPSIDE DOWN ON HIS LOAN WHILE STILL TRYING TO KEEP UP ON REPAIRS. OWNER WAS ASKING FOR ADDITIONAL TIME AND PROMISED ME REPAIRS WOULD BE COMPLETED IN 2O DAYS. WILL FOLLOW UP IN TWENTY DAYS, IF ROOF REPAIRS ARE COMPLETED I WILL EXTEND THE TIME.
09/17/2021 INSP - FOLLOW UP CODE ENFORCE GOODMAN Approved MET WITH MAINTANENCE PERSON WHO PROVIDED PICTURES FROM BOTH UNITS SHOWING THE DRYWALL LEAKS HAD BEEN REPAIRED AND COMPLETED AND PAINTED. MAINTANENCE STATED THAT IT WAS DIFFICULT GAINING ENTRY TO THE UNITS DUE OCCUPANTS WANTING TO BE HOME WHEN THE WORK WAS BEING DONE. COMPLIANCE / CLOSE CASE.
