06/03/2021 INSP - INITIAL CODE ENFORCMENT GOODMAN Approved VISITED SITE, WHEN I FIRST ARRIVED THE MANAGER WAS ON A CONFERENCE CALL, I WAITED A WHILE AND THEN WENT TO THE UNIT NUMBER. THE OCUPANT STATED SHE HAD NO A/C BUT THE WALL UNIT IN THE LIVINGROOM WAS ON AND WORKING SHE ALSO HAD A FAN IN THE KITCHEN AREA AND I WALKED INTO THE BEDROM AND FOUND A PORTABLE A/C UNIT THAT WAS NOT CONNECTED. OCCUPANT STATED IT LET IN TO MUCH WARM AIR. SHE STATED SHE ALSO HAD A PROBLEM WITH THE TUB,IT HAD NO SPICKET AND WHEN SHE SHOWERED WITH THE BABY SHE WAS AFRAID SHE WOULD SLIP OR DROP THE BABY. LASTLY THERE WAS A HOLE UNDER THE STAIRS OR WALKWAY. I WENT BACK TO THE MANAGER WHO INFORMED ME THE OCCUPANT WAS PLACED IN 607 FROM UNIT # 403 BECAUSE OF THE MANY ISSUES SHE HAD WITH 403. MANAGER STATED THEY HAVE A CREW ONSITE FIXING ALL DAMAGED DRYWALL UNDER THE STAIRS AND WALK WAYS AND CURRENTLY WORKING ON BUILDING THREE AND WOULD SOON GET TO SIX. THE UNIT WAS TO GET A NEW A/C UNIT IN THE BEDROOM, THE ELECTRICIAN WAS TO LOOK AT THE TO DETERMINE IF A DEDICATED CIRCUIT FOR THE UNIT WAS REQUIRED AND SHE WOULD HAVE HIM LOOK AT THE OUTLETS AT THE SAME TIME. I BELIEVE CURRENT LIVINGROOM A/C MAY BE ON THE SAME CIRCUIT AS THE OUTLETS. THE OCCUPANT WAS TOLD THAT THEY WOULD CUT THE TILE AND INSTALL A SPICKET FOR THE TUB. PART OF THE HOLD UP WAS THE TENNANT NOT SIGNING A LEASE FOR THE NEW UNIT. OCCUPANT STATED SHE HAD NOT RECEIVED THE LEASE ON HER EMAIL, I ASKED SHE GO TO THE OFFICE AT 1:30 AT THE REQUEST OF THE MANAGER AND THE MANAGER WOULD BE WAITING FOR HER TO SIGN THE LEASE. I ALSO INFORMED HER MAINTANENCE WOULD BE THERE TO INSTAL THE PORTABLE A/C UNIT UNTIL THE NEW UNIT COULD BE INSTALLED. I ASKED SHE PLEASE WORK WITH THE MANAGER AND MAINTANENCE AS THERE IS A NEW OWNER, JUST TOOK OVER A MONTH AGO AND OWNER IS TRYING TO TAKE CARE OF ALL COMPLAINTS AS I HAVE FOUND DRYWALLERS, PAINTERS, ROOFERS, AND A/C PERSONEL ON SITE MAKING REPAIRS. MANAGER AND OCCUPANT WERE BOTH GIVEN A BUSSINESS CARD, ASKED IF ANYTHING CAME UP TO CALL. I WILL CONSIDER THIS WORK IN PROGRESS, I ASKED OCCUPANT TO PLEASE BE PATIENT BUT IF PROGRESS STOPPED TO GIVE ME A CALL. THERE ARE NO FURTHER ISSUES AT THIS TIME. I ASKED OCUPANT AGAIN TO GET HER LEASE SIGNED AND NOT TO ARGUE WITH THE MANAGER. COMPLIANCE / CLOSE CASE.
