04/05/2021 | INSP - INITIAL CODE ENFORCMENT | GOODMAN | Approved | VISITED SITE, MET WITH TPD, TFD HAD ALREADY EXITED THE SCENE. TPD STATED THEY WERE CALLED FOR ARGUING AND POSSIBLE ABUSE. TEP IS SEARCHING FOR OCCUPANTS IN UNIT 2118. WE WALKED TO UNIT 2118 WHERE A LARGE FISH TANK HAD BEEN BROKEN AND ALL WATER EXITING THE TANK ON TO THE FLOOR. MANAGEMENT HAD CONTACTED WATER EXTRACTION COMPANY AND UPON MY ARRIVAL WERE REMOVING ALL WATER FROM THE FLOOR AND CLEANING AND DISINFECTING THE UNIT. THERE WERE NO ISSUES WITH 2118. WATER HAD MOVED FROM UNIT 2118 INTO UNIT 1118, THE MANAGEMENT WERE TO HOUSE THE OCCUPANTS IN 1118 UNTIL A DECISION WAS MADE ON HOW TO MOVE FORWARD. POWER WAS TURNED OFF TO UNIT 1118 DUE TO ELECTRICAL SUB PANEL BEING DIRECTLY UNDER THE FISH TANK AND POSSIBLE ARCHING IN THE PANEL. THE BREAKERS WERE STILL IN THE ON POSITION BUT THE PANEL SMELLED OF BURINING SO THE MAIN SERVICE PANEL REMAINED IN THE OFF POSITION. POWER WAS RESTORED TO THE ADJOINING UNITS. WATER WAS DRIPPING FROM THE CEILING IN 1118 IN MULTIPLE AREAS AND DRYWALL TAPE COMING OFF AT THE SEAMS. OCCUPANTS WERE REMOVING AND GETTING READY TO MOVE SOME PERSONAL ITEMS OTHER PERSONALS WERE BEING STACKED IN A UNAFFECTED ROOM. A NOV WAS ISSUED TO THE MANAGEMENT ASKING THEY HIRE A CERTIFIED ELECTRICIAN TO COMPLETE A ASSESMENT OF THE SUB PANEL AND ELECTRICAL OUTLETS IN 1118 AND TO PATCH AND REPAIR CEILING LEAKS OR REPLACE THE ENTIRE DRYWALL ON THE CEILING, TAPE TEXTURE AND PAINT TO MATCH THE EXISTING. NOV WAS SIGNED FOR BY THE MANAGER. C/E WILL FOLLOW UP WITH THE MANAGER TO DETERMINE IF OCCUPANTS IN 2118 WILL BE ALLOWED TO STAY OR FACE EVICTION. AND WHAT TYPE OF REPAIRS WILL BE COMPLETED IN 1118. |
04/10/2021 | INSP - FOLLOW UP CODE ENFORCE | GOODMAN | Approved | RECEIVED A CALL FROM THE MANAGER OF HSL APTS WHO STATED HE WAS CALLING TO INFORM ME THAT THE CARPETS HAD BEEN CLEANED IN UNIT 1118, MAINTANECED MOVED FORWARD WITH PATCHING ALL HOLES IN THE CEILING, REMOVED THE TAPE THAT WAS FALLING FROM THE SEAMS, RETAPED, TEXTURED AND PAINTED STATED THEY ONLY PATCHED SO THAT PERMITS WERE NOT REQUIRED AND TENNANT COULD MOVE BACK IN. TENNANT WAS WITH THE MANAGER AND PUT HER ON THE PHONE. I ASKED IF SHE OBSERVED THE WORK THAT WAS COMPLETED AND IF SHE WAS HAPPY WITH THE WORK AND TO HER SATISFACTION. SHE SAID SHE FELT THE WORK WAS DONE PROFESSIONALLY AND THAT SHE WAS SATISFIED, ALSO NEEDED TO GET BACK INTO THE UNIT. I TOLD THE MANAGER THAT WHEN ALL WORK WAS COMPLETED THAT HE COULD ALLOW THE OCCUPANT BACK INTO THE UNIT. I DOUBLE CHECKED ON THE ELECTRICIAN, MANAGER STATED THEY DID HAVE A ELECTRICIAN LOOK AT THE SUB PANEL, THEY DID REPLACE 2 LIKE BREAKERS AS THEY HAD ARCHED. POWER WAS RESTORED TO THE UNIT AT THE MAIN SERVICE PANEL. COMPLIANCE / CLOSE CASE. |
