THEY STATED THAT THE PLUMBING HAD BEEN A ON GOING ISSUE FOR SEVERAL MONTHS THAT IS DIFFICULT TO GET A HOLD OF. THEY HAVE ISSUES WITH BUILDING #7 THAT THEY HIRED DEANS PLUMBING OUT FOR. HE CHECKED AND MADE REPAIRS TO THE HOTWATER HEATER THAT SERVES THE #7 COMPLEX, THEN CHECKED INSIDE THE UNITS AND INFORMED THE MANAGER AT THE TIME WHO HAS SINCE BEEN TRANSFERRED THERE WERE PROBLEMS WITH POSSIBLE DIVERTER VALVES AND HOT/ COLD SHOWER VALVES AND BAD PARTS ON THE VALVES. I BELIEVE NOT ALL UNITS HAVE THE SAME PROBLEM BUT DEAN'S PLUMBING SUGGESTED THEY REPLACE OR REPAIR ALL UNITS. I SPOKE WITH REGIONAL MANAGER WHO APOLOGIZED BUT SHE DID NOT RECEIVE THE BID FROM HER MANAGER FOR DEAN'S PLUMBING. REGIONAL MANAGER IS HOPING TO GET THE BED AND MOVE FORWARD ASAP. THE MANAGERS ARE ALSO HAVING ISSUES IN COMPLEX #6 AND IN BUILDING #1 AND ARE HAVING ANOTHER CONTRACTOR AND HIS CREW TO MAKE NECESSARY REPAIRS. I SPOKE WITH FERNANDO WHO STATED HE IS WORKING IN UNIT #164 AND FOUND PREVIOUS REPAIRS HAVE FAILED TO THE SEWER LINE AND IS AFFECTING UNIT #163 DIRRECTLY BEHIND #164. HE STATED IT IS DIFFICULT TO MAKE THE REPAIRS WITH THE OCCUPANT WORKING FROM HOME AND SUGGESTED TO THE MANAGERS THEY MOVE HER TO A EMPTY UNIT TEMPORARILY UNTIL REPAIRS CAN BE COMPLETED, #163 IS IN A EVICTION PROCESS FOR LACK OF PAYMENT MANAGER STATED THEY HAVE NOT BEEN ABLE TO MOVE INTO BUILDING #1 PEOBLEMS AT THIS TIME, EVERYBODY DOES HAVE WATER AND AGAIN NOT ALL UNITS ARE HAVING THE SAME PROBLEMS, ALONG WITH THE MINIMUM HOUSING ISSUES THEY ARE CONFRONTED WITH ON A DAILY BASIS. I FEEL THE EFFORT IS BEING MADE WITHOUT THE QUALIFIED HELP FROM THE MAINTANENCE PEOPLE, AND THE ENTIRE COMPLEX HAS ONLY 4 MAINTANENCE MEN TO ADDRESS, THE MINIMUM HOUSING, ELECTRIC PLUMBING, LANSCAPING AND TRASH ISSUES. THEY HAVE HIRED SECURITY AT NIGHT AT THIS COMPLEX BECAUSE OF THE NUMBER OF PEOPLE. WALKING THE STREETS AND THRU THIS COMPLEX AT ALL TIMES OF THE DAY AND NIGHT. TOO MANY ISSUES AND NOT ENOUGH HELP. |
04/16/2020 | INSP - FOLLOW UP CODE ENFORCE | GOODMAN | Approved | FOLLOW UP CALL TO DEAN OF DEAN'S PLUMBING CONFIRMED THAT THE HOTWATER HEATER IS IN GOOD OPERATING CONDITION, HE ADJUSTED THE WATER TEMPRATURE SETTING AND STATED THE HEATER ITSELF IS NOT THAT OLD. HE DID STATE THAT ISSUES MAY BE COMING FROM THE VALVES IN THE BATHTUB AREA ITSELF. COMPLIANCE / CLOSE CASE. |
