11/29/2018 INSP - INITIAL CODE ENFORCMENT VIDAL Approved The office called that the supervisor Martin Romero, to go to the site for no heat, no hot water, holes in the ceiling, stove and refrigerator not working. Arrived and the tenant was not on site and met with the manager on site. The unit has radant heaters due to the wall heaters are not working. The radant heaters have been on site for about 2-weeks. Does have a new water heater and did not find a permit for the new install. Did call Martin Romero due to the electrical is under size for all the radant heaters. Did ask for Rick Hollander do come to the site to check the load on the units. Did find numberous issues with the electrical and requested a electrical contractor to the site to check on an upgrade will be needed. They are stating the window units will be installed in all the units for heating and cooling. The units are studios with kitchen and a bathroom. Did go on the roof and found patches that are lacking the coating for the roof. Will do a N.O.V. for the electrical and the heating and will check on Monday to check the progress. Did go over with the owner that will be checking all the units for min. housing condition. The owner signed the paperwork. RV.
11/29/2018 INSP - INITIAL CODE ENFORCMENT HOLLANDER Approved Called out to check electrical services and units. Found undersized and modified electric services. On east service Main gutter has Line and Load conductors mixed and a homemade cover. There are unused opening in the gutter. Some disconnecting means are severly rusted. Unit and branch circuits not properly labeled to usage. Grounding Electrical system cut and missing. Service riser and POA has been changed without inspections. On west service Main gutter has a homemade cover. There are unused opening in the gutter. Raceway from main disconnect to gutter is not rated for the enviroment. Main breaker is oversized for ratings of the enclouser. Unit and branch circuits not properly labeled to usage. Service POA has been changed without inspections. Unit interiors have multiple violation at this time. Exteroir lighting will need permits for Outdoor Lighting All unit have been tagged by Southwest Gas for no use. Radaint heat has been substituted for over two weeks. Heaters are undersized and the loads may be more than the circuits can handle. All units. Cooling is disconnected for the season. Water heaters units 1-6 are on a 50 gal unit and installed this year without inspections or permits. Units 7-15 are on two 40 gal water heaters. Roof has numorous patches. Further code enforcement inspections to follow.
12/04/2018 INSP - FOLLOW UP CODE ENFORCE HOLLANDER Approved Meet with owner and Electrical contractor. Discussed what needs to be done in the intermediate for safety and the long term for plans and drawings.
