11/06/2018 INSP - INITIAL CODE ENFORCMENT GOODMAN Approved VISITED SITE, MET WITH MANAGER CECELIA ANAYA WHO STATED SHE HAD RECEIVED A COMPLAINT ABOUT THE COOLER, THE COOLER WAS REPAIRED ABOUT A MONTH AGO AND AT THIS TIME ALL COOLERS HAVE BEEN TURNED OFF. THE OCCUPANT WAS GIVEN A PORTABLE COOLER WHILE HIS WAS BEING REPAIRED. REMAINING ISSUES HAVE NOT BEEN REPORTED TO MANAGEMENT. >THE OCCUPANT COMPLAINED THAT THE REAR BALCONY WAS ABOUT READY TO COLLAPSE; I WALKED THE REAR BALCONY AND OCCUPANT SHOWED ME VERY MINOR DEFLECTION AT THE VERY OUTSIDE OF THE 5 FT BALCONY WHERE THE RAILING WAS ATTACHED. THE REST OF THE BALCONY FELT SOLID, I SAW NO ROTTING TO THE 2 X 6 T+G DECKING AND DEFLECTION WAS OT ENOUGH TO SHOW THE BALCONY WAS COLLAPSING. >THE NEXT ISSUE WAS THE FRONT ROOF OVER THE BALCONY WAS COLLAPSING. I DID FIND A PATCH JOB OVER A CRACK IN THE CEILING PORTION. MANAGER STATED THEY HAVE RECEIVED BIDS FOR ALL ROOF REPAIRS AND WORK IS TO BEGIN IN DECEMBER AND WORK FOR THE PATCH CAN WAIT UNTIL THAT TIME. THE ROOF IS NOT COLLAPSING. > OCCUPANT COMPLAINED OF FRONT DOOR. I FOUND THE TOP HINGE ON THE DOOR WAS PULLING AWAY FROM THE DOOR AND WILL BE FIXED BY MAINTANENECE BY THE END OF WEEK. >THE LAST ITEM WAS A PATCH ON THE BALCONY ONE UNIT OVER, THAT PROBABLY NEEDS TO BE RE DONE. I FOUND NO ROTTED WOOD BUT THE AREA WAS SOFT AND MAINTANENCE WOULD REDO THE PATCH MANAGER ASKED UNTIL 11/12/18 TO COMPLETE THE REPAIRS. A NOV WILL NOT BE ISSUED DUE TO OCCUPANT NOT NOTIFYING THE MANAGER OR MAINTANENCE. BUSINESS CARD GIVEN TO THE OCCUPANT TO NOTIFY C/E IF WORK IS NOT BEING COMPLETED IN A TIMELY MANNER.
11/14/2018 INSP - FOLLOW UP CODE ENFORCE GOODMAN Approved INSPECTION FOUND, BALCONY IN THE REAR WAS NOT ENOUGH DEFLECTION TO REPLACE. >FRONT DOOR HINGE WAS REPAIRED. >SOFT SPOT IN THE FRONT BALCONY WAS REPAIRED. >COOLER REPAIRED >ROOF NOT COLAPSING, MANAGEMENT IS HAVING ROOFS REPLACED IN THE MONTH OF DECEMBER. MAY BE A LEAK ON THE FRONT BALCONY IN THE AREA OF THE FRONT EAVES.
