09/09/2018 INSP - INITIAL CODE ENFORCMENT VIDAL Approved Communication called that T.P.D. on site with min. housing condition issues on the property. Arrived and the units are still on site. The property manager has removed the items from the unit and placed the items outside the unit while the tenants were no on site. The property manager has issues with late payments and has not gone to the court process. A lock has been placed on the electrical panel for the unit removing the electrical to the unit and the power was still on on the T.E.P. side. The lock was removed and the electrical was turned back on and the unit was checked for issues on the electrical. Did find GFCI no working or had reversed wiring, has a water heater that has been changed to electric from gas and not connected properly and not completed. The unit has no gas and has a gas stove and not able to be used due to lacking the gas. Has no smoke detectors and no cooling. Does have some window units that have been added to give some cooling to the bathroom and the kitchen area. Has some outlets that have been added with conduit and are not working at this time. The unit was condemned due to lacking the hot water, lacking the cooking stove, lacking the smoke detectors and the wiring issues on reversed wiring and the outlets not working. The tenants were not allowed to place the items back into the unit due to will be working on the unit by the property manager. Did place a Do Not Enter on the front window and the unit is next to a unit that has been burned. RV.
09/10/2018 INSP - FOLLOW UP CODE ENFORCE VIDAL Approved The unit is vacant and secured. The manager will start working on the repairs and getting the permits for the water heater changed. At this time the case will be closed. Violation Abated, Close Case. RV.
