Checked all for min. housing condition through out the property. Was assisted by T.P.D. due to the amount of activity on the property. The guest laundry room was lacking a door, trash and debris in the room through out, holes in the drywall. The front office is missing the fire alarm, has exposed wiring, emergency light not working properly. The pool is not cleaned and locked at this time. Does have an exposed wire in the pool area. While checking the rooms had the same issues of rooms being used as storage rooms and not marked and not able to rent the rooms out, smoke detectors not working, missing, did have some fire alarm system being added and some were not connected properly or not completed on the install, exhaust fans were missing motors, not working, dirty, loose, missing covers, GFCI's not testing properly, not working or reversed wiring when testing, thermostats missing, lacking covers, loose, doors have been patched, split, broken, missing, binding, bathroom were leaking water at the toilets or the sink area on to the floor, broken seat in a shower stall, broken lamps on the walls by the beds, vents for the air supply are missing or loose, broken tank lids or missing, toilet seats are loose or missing the covers, bathroom lights are not working in the showers or over the sink, some rooms that are being rented out have some much storage that have no clear paths to doors and windows, mirriors are missing or have fallen and on the floor, filters for the AC handlers are missing or dirty, the draning of the sinks and the toilets are draining slow, door knobs are loose, missing and missing parts, some of the outlets including the GFCI's have been painted, entry doors are having trouble with the key pads and some doors are binding, toilets not flushing properly, open grounds, some closet doors off tracks, toilet paper holders are missing or loose or missing parts, loose curtain rods for the shower stalls, toilets are running when not being used, cover plates are loose, missing or broken for outlets and switches, bare wires in ceiling area, globes missing over the bulbs, holes in floor, towel bars are missing or loose, grills to handlers are missing, missing shower curtains, some drywall has been pulled down due to leaks above in the plumbing, The cooling towers on the roof have not been check for some time and some are complaining of not being cool enough. Inspection done with Rick Hollander and Gerald Goodman. Will do N.O.V. RV. |
