I ADDRESSED THE EXTERIOR OF THE COMPLEX AND ADDRESSED THE ISSUES THAT REALLY POPPED OUT AT ME BOTH GOOD AND BAD. MY FINDINGS ARE AS FOLLOWS: >AS I WALKED THE EXTERIOR OF THE COMPLEX I FOUND THE COMPLEX TO BE NICELY LANDSCAPED AND WELL MAINTAINED. THERE WERE MANY LARGE TREES, THE GRASS WAS CUT, VERY FEW WEEDS IN THE AREAS TO THE CURB AND VERY LITTLE TRASH AND DEBRIS ON THE PROPERTY. >THE ROOFS HAD NEW SHINGLES, STARD METAL EDGING, JOB LOOKED WELL DONE. FOUND THE FACIA TO BE GENERALLY IN SOUND CONDITION, SOME WATER ROT WHERE THE FACIA MET THE FLY RAFTERS, (TO BE EXPECTED) BUT THE FACIA AND FLY RAFTERS WERE PAINTED AND IN GOOD CONDITION. > THE STUCCO AND METAL SIDING WAS WELL MAINTAINED AND PAINTED. NOTHING STUCK OUT AT ME. >THE FENCING FOR THE REAR YARD AREAS WAS WELL MAINTAINED AND PAINTED. FENCE PICKETS REPLACED -- NO OLD PICKETS, OR POSTS, NO LEANING OR LISTING. >PARKING AREAS ALSO WELL MAINTAINED, SEAL COAT FAIRLY NEW AND LEAVES AND DEBRIS BEING SWEPT UP AT THE TIME OF INSPECTION. > POOL WAS GREEN AT THE TIME OF INSPECTION, WAS BEING HANDLED BY PIMA COUNTY HEALTH DEPT. AND POOL IS LOCKED UNTIL ISSUES ARE COMPLETED AND OK'D BY PIMA COUNTY. >I DID FIND ONE METAL EYEBROW ABOVE A FIRST STORY WINDOW THAT HAD WOOD ROT UNDERNEATH THE METAL SIDING. IT IS BEING ADDRESSED AND METAL HAS BEEN REMOVED. WORK IN PROGRESS. THE TWO ISSUES THAT ARE A PROBLEM ARE BEING ADDRESSED. WHEN I MET WITH MANAGER BETHANEY, I WAS INFORMED BY HER THAT THEY HAVE PEST CONTROL COME OUT EVERY MONDAY BUT HER RECORDS SHOW THAT THE OCCUPANT IN UNIT 140 HAS NOT GOTTEN ON PEST CONTROL SCHEDULE. >NO REPAIR REQUESTS HAVE BEEN MADE TO THE OFFICE FOR LEAKY TUB, LEAKY SINKS OR ANY CAULKING ISSUES. OCCUPANTS LAST COMPLAINT WAS CALLED IN THE FIRST PART OF NOVEMBER 2017. IF COMPLAINTS HAVE NOT BEEN MADE TO THE MANAGEMENT, THERE IS NO WAY THEY CAN BE ADDRESSED. COMLAINTANT NEEDS TO INFORM MANAGEMENT. TRIED CONTACTING OCCUPANT, KNOCKED ON DOOR TWO DIFFERENT TIMES, I COULD HEAR SOMEONE INSIDE BUT RECEIVED NO ANWER. |
