MY FINDINGS ARE AS FOLLOWS: >UNIT LACKS SMOKE DETECTORS. >FRONT WROUGHT IRON SCREEN DOOR STICKS > FRONT DOOR HANDLE IS VERY LOOSE AND MISSING STIKER PLATE >FRONT BATHROOM DOOR NOT PROPERLY HINGED >CLOSET DOOR NOT HUNG OR ATTACHED TO OPENING. >REAR DOOR REQUIRES WEATHER STRIPPING >POSSIBLE LEAK IN THE FRONT DININGROOM CEILING, EVIDENCED BY DISCOLORATION AROUND THE AREA. >PATCH IN THE KITCHEN / DINING AREA NOT COMPLETED >POSSIBLE LEAK IN 2ND BEDROOM CEILING EVIDENCED BY HOLE IN THE CEILING AND DISCOLORATION. > WATER LEAKING IN THE LAUNDRY ROOM LIGHT FIXTURE (NOT EVIDENCED). >FRONT BATHROOM FLOORING POSSIBLEY WATER DAMAGED, THERE IS A DEFLECTION IN THE FLOOR. >A HOLE WAS FOUND IN THE KITCHEN BASEBOARD. MICE COMING UP THRU THE HOLE. (?) >EXTERIOR GATE POSTS LEFT STICKING APPROX 5" ABOVE GROUND (NEED TO BE CUT FLUSH TO THE GROUND) >CAP BLOCK ON RETAINING WALL LOOSE. EXTERIOR WATER LEAK AT THE HOSE BIB BUT SAW NO EVIDENCE OF A LEAK AROUND THE SPICKET. MAY WANT TO BE ADDRESSED.
07/18/2018 INSP - FOLLOW UP CODE ENFORCE GOODMAN Approved VISITED SITE, FOUND UNIT EMPTY. CALLED AND SPOKE WITH THE OWNERS WHO STATED THEY HAD FOLLOWED THRU WITH THE EVICTION, WENT TO COURT, RECEIVED A JUDGEMNT IN THEIR FAVOR AND HAD TO HAVE THE OCCUPANT REMOVED. ALSO FOUND ADDITIONAL DAMAGE TO THE UNIT WHICH WILL REQUIRE ADDITIONAL TIME. SPOKE TO RICK SALDATE, WE AGEED THAT BECAUSE THE ISSUES WERE TENANT RELATED, THAT TENANTS WERE FORCED OUT THRU EVICTION LEAVING THE UNIT EMPTY, THAT C/E NO LONGER HAS JURISDICTION AND OWNERS MAY NOW GO IN AND MAKE ALL REPAIRS. COMPLIANCE / CLOSE CASE.
