06/16/2017 INSP - INITIAL CODE ENFORCMENT VALDEZ Approved ON SITE INSPECTION OF THE PROPERTY ADDRESSED 2323 E 10TH ST, THERE WAS NO SPECIFIC COMPLAINT AT THIS TIME, THIS INSPECTION WAS JUST A WALK THROUGH MEETING WITH MANAGEMENT INQUIRE ON PROCEDURES OF COMPLAINTS THIS PROPERTY IS SENIOR LIVING FACILITY WHEN WE DROVE UP TO THE PROPERTY WE WERE IMPRESSED AT THE GROUNDS AND THE CONDITION OF THE BUILDING THEY WERE IN PRISTINE ORDER. WE MET WITH PRESERVATION MANAGEMENT AND HAD A BRIEF MEETING. WE DISCUSSED TENANT COMPLAINTS, MANAGEMENT STATED THEY HAVE EMERGENCY MAINTENANCE WHICH DEAL WITH EMERGENCIES ISSUES SAME DAY, ALL OTHER COMPLAINTS ARE PRIORITIZED AND HANDLED WITHIN THAT WEEK. AFTER THE MEETING WE TOURED THE GROUNDS AND THE INTERIOR WALK WAYS. THE BUILDING IS COOLED AND HEATED BY A CHILLER SYSTEM, THE BUILDING IS SPRINKLED. WE DID SPOT CHECK A FEW OF THE FIRE EXTINGUISHERS AND CHECKED EXIT DOORS WE DID NOT SEE ANY CODE VIOLATIONS. WE CHECKED BACK IN WITH MANAGEMENT THEY STATED THE PROPERTY IS UNDER HUD REGULATIONS AND THEY DO HAVE ANNUAL INSPECTIONS. MANAGEMENT EACH APARTMENT IS INSPECTED ANNUALLY.
06/22/2017 INSP - FOLLOW UP CODE ENFORCE VALDEZ Approved ONSITE INSPECTION OF THE PROPERTY ADDRESSED 2323 E 10TH ST, THIS PROPERTY IS SENIOR LIVING FACILITY. INSPECTIONS CONDUCTED BY JUAN VALDEZ. AFTER READING ALL THE DOCUMENTS SUBMITTED VIA EMAIL. I SCHEDULED A MEETING AT THE PROPERTY WITH MANAGEMENT AND THE MAINTENANCE SUPERVISOR. ON 6/22/2017 WE HAD A MEETING WITH MANAGEMENT AND THE MAINTENANCE SUPER AND DISCUSSED THE COMPLAINTS AND CONCERNS ONE TENANT AND THE DOCUMENTS. THE FOLLOWING TOPICS WERE WERE DISCUSSED PEST CONTROL: IS PROVIDED TO EVERY UNIT IN A 10 WEEKS CYCLE AND STARTS ALL OVER AGAIN, OR ON REQUEST BY THE TENANT. MAINTENANCE REQUEST: CAN BE SUBMITTED VIA. PHONE CALL, EMAIL OR WALK TO OFFICE IN MAIN FLOOR TO SUBMIT. LIGHTING ISSUES: THE STAIRWAY LIGHTS ARE ON 24 /7 . THE HALLWAY LIGHTS ARE ON TIMER AND BETWEEN HOURS OF 9:00 PM AND 7:00 AM EVERY OTHER LIGHT IS ON. WATER LEAKS: ARE CONSIDER EMERGENCY REPAIR AND HANDLED AT ONCE. OLDER TYPE OF LINES ARE BEING REPLACED WITH PEX. AIR FILTER: THEY ARE REPLACED QUARTERLY WEATHER STRIPPING: ON THE DOOR: NOT REQUIRED THE UNIT ARE IN A CONDITIONED BUILDING. SMOKE IN CASE OF FIRE: THE BUILDING IS SPRINKLED DUE TO THIS DIFFERENT REGULATIONS APPLY. ELECTRICAL OUTLET NOT WORKING: LOWER RECEPTACLE IS ACTIVE WITH WALL SWITCH, SHE DIDN'T KNOW THAT. STRUCTURAL DAMAGE TO THE BUILDING: I LOOK AT THE AREA OF CONCERN, THERE IS NO STRUCTURAL DAMAGE, THE STUCCO IS IN NEED OF REPAIR. MINOR WORK WHICH I WAS TOLD IS SCHEDULED. CLOSED CASE
