01/26/2016 INSP - INITIAL CODE ENFORCMENT GOODMAN Approved VSIITED SITE, MET WITH OCCUPANT WILLIAM HALL, I WAS UNABLE TO INSPECT THE FURNACE DUE TO EXTERIOR FURNACE ROOM BEING LOCKED WITH A KEYED DEAD BOLT. DID OBSERVE PICTURES OF DUCT WORK NOT PROPERLY CONNECTED IN THE ATTACK SPACE. INSPECTION FINDING ARE AS FOLLOWS: >MANAGER TRACY HAS RECEIVED (3) BIDS FOR NON WORKING FURNACE. TRACY HAS PROVIDED (4) SPACE HEATERS TO THE OCCUPANT SINCE THE PROCESS BEGAN, AND INTERIOR HEAT FEELS APPROPRIATE.NOT ONLY WILL THEY REPLACE THE FURNACE BUT WILL INSTALL A SPLIT HEAT/COOL SYSTEM, REPLACE THE DAMAGED DUCT WORK AND BRING ALL PORTIONS OF THE HVAC SYSTEM UP TO CODE. MANAGER TRACY HOPES TO HAVE INSTALL STARTED AND POSSIBLY COMPLETED BY END OF WEEK 1/29/2016. WORK IS IN PROGRESS AND WILL ELIMINATE ALL DUCT, VENTING, GAS LEAK AND OLD UNIT ISSUES. TENANT HAD CLEANING ISSUES OF WINDOWS, WINDOW FRAMES AND CLEANING OF AREA AROUND AND UNDER THE STOVE. FRONT DOOR HE STATED LACKED WEATHER STRIPPING IT APPEARED TO BE MORE OF A INSTALLATION PROBLEM. THERE WAS A 2ND DOOR ISSUE BUT DOOR DID FUNCTION. > SPOKE WITH RICK SALDATE AND INFORMED RICK OF MY FINDINGS AND WHAT WAS BEING DONE BY MANAGEMENT. RICK STATED WE WOULD ALLOW MANAGEMENT TO COMPLETE BID AND INSTALLATION PROCESS DUE TO MANAGEMENT BEING DEEP INTO THE BID PROCESS, AND TENANT SUPPLIED WITH TEMPORARY HEAT. NO VIOLATION / CLOSE CASE. **CONTACTED BY MANAGER THAT THEY HAVE DECIDED ON A CONTRACTOR, WORK IS TO BEGIN 1/27/2015 AND WILL CONTACT THE TENANT TO SET TIMES UP THAT WORK FOR THE TENANT.
