Arrived and Southwest gas was on site checking the gas air furnace and the water heater. Met with the tenant and they have just came out of the hospital due to illness. The tech for Southwest gas was in the process for checking for carbon monoixde due to the tenant called due to the illness the tenant had and being in the hospital. The furnace was working which the tenant has not been using at this time. The water heater has been replaced which appears in 2012. The gas line has not been corrected with the sediment trap, the flex line is the existing, and the valve is existing. It appears no permit was issued for the installation of the water heater replacement. The ceiling in the hallway has fallen leaving a hole in the drywall. No smoke detectors in the hallway or the bedrooms. The roof appears to be leaking and went on the roof and the roof has been patched several times in different areas. The roof appears to need to be coated due to bear spots through out the roof. The kitchen outlet is lacking the GFCI outlet with the bathroom outlets being on a breaker for GFCI. The toilet is flushing slow and having trouble with the drainage. The sliding glass door is not sealed in the middle and appears to be the wrong panel to match the fixed panel and not meeting in the middle to have the proper seal. The windows had screws to prevent the windows to open with some of the screws removed with the windows hard to open. The closet in the master bedroom is currently not being used due to the roof leaks and smells. Will have to check for the permit on the water heater. The CO levels are OK with the testing of Southwest gas and met with the tenants to go over that it's OK to stay in the unit. Did go over that if they fill sick or get headaches to call 911 to have the fire department come to the property and will check the levels and they will call us back to check the property. Did get the phone number to call the owner and the maintenance to go over what is needed to be addressed on the property. Will do N.O.V. RV. |
