10/06/2015 INSP - INITIAL CODE ENFORCMENT GOODMAN Approved VISITED SITE, MANAGER WAS AT LUNCH. MET WITH MAINTANENCE PERSON DARRY. MAINTANENCE WAS AWARE OF THE LEAK IN THE BATHROOM BUT STATED TENANTS HAD SOMEONE COME OVER AND TURN THE WATER OFF, GETTING THE WATER TURNED BACK ON WAS A BIGGER PROBLEM. DARRY STATED THAT MAINTANENCE HAS ALREADY REMOVED THE SHOWER VALVE THAT WILL BE REPLACED, BUT THEY ALSO FOUND A LEAK INSIDE THE WALL. MAINTANENCE HAS ALREADY REMOVED A PORTION OF THE WALL ON THE BACK SIDE OF THE SHOWER IN THE KITCHEN BEHIND THE REFRIGERATOR. THEY HAD A WATER RESTORATION COMPANY REMOVE THE WATER AND DRY THE CARPET. A FAN HAS BEEN PLACED NEAR THE OPENING IN THE WALL TO DRY THE INTERIOR OF THE WALL. THEY FOUND ADDTIONAL DRY THAT HAS TO BE REMOVED IN A HALF WALL THAT EXTENDS FROM THE WATER DAMAGED WALL. PART OF THE PROBLEM HAS BEEN GETTING TENANTS TO ALLOW ENTRY TO COMPLETE THE WORK. COMPLAINTANT ELAINA STATED HE WAS CORRECT. I ASKED MAINTANENCE TO TRY AND SCHEDULE WORK AROUND TENANTS TIME FRAME, ALL PARTIES AGREED. TENANT CONCERNED ABOUT MOLD, MAINTANENCE STATED THEY WOULD BLEACH ALL AREAS THAT WERE NOT REPAIRED. WORK IS ALREADY IN PROGRESS AND REPAIRS CLOSE TO BEING COMPLETED. SPOKE WITH MANAGER LORENZO WHO STATED ALL WORK SHOULD BE COMPLETED BY THE WEEKEND OF 10/10. WILL FOLLOW UP ON 10/12/15 JUST TO BE SURE REPAIRS WERE COMPLETED. SPOKE WITH RICK SALDATE DUE TO RECEIVING HIS EMAIL CONCERNING THE CASE AND RICK THINKING IT MORE SEVERE THAN INTIALLY SEEMED. EXPLAINED ALL ISSUES TO RICK, EXPLAINED MAINTANENCE ALREADY HAD THE ISSUES HANDLED AND THAT ALL WORK WAS ALREADY IN PROGRESS. RICK AGREED THAT THE CASE COULD BE CLOSED. DUE TO THE WORK IN PROGRESS THERE ARE NO VIOLATIONS. COMPLIANCE / CLOSE CASE.
