09/15/2015 T.C. Ch. 16, Sec. 16-11(a)(3) Every existing dwelling unit shall be provided with smoke detectors in good operating condition as required by the Tucson Fire Code of the City of Tucson.
09/15/2015 T.C. Ch. 16, Sec. 16-4. PERMITS REQUIRED. Unless otherwise exempt pursuant to section 301 of the Administrative Code, as adopted by reference per section 6-1 of this Code, or pursuant to any other ordinance or statute, no building, structure or building service equipment regulated by this chapter or by the technical codes adopted by the city shall be built, erected, constructed, enlarged, altered, repaired, moved, improved, removed, converted or demolished unless a permit first has been obtained from the building official in the manner provided in the administrative and building codes adopted by the city. The purpose of a permit is to ensure that all construction is inspected by qualified City of Tucson personnel as directed by ordinance to verify compliance with city codes. Failure to obtain proper permit with inspections and approvals shall deem the construction to be unsafe.
09/15/2015 T.C. Ch. 16, Sec. 16-11(c) ELECTRICAL SYSTEM. (1) All dwellings and dwelling units shall be provided with electrical service. Electrical facilities connected to or in any building or structure are to be maintained hazard-free and in a state of good repair. The electrical system shall be free from such hazards as bare wiring; overloaded circuits or services; equipment not properly grounded; over-fused circuits; misuse of wiring, including the use of extension cords in lieu of permanent wiring; non-approved wiring; and wiring exposed to moisture or extreme heat. Broken, loose, frayed, inoperable, defective or missing portions of the electrical service, lines, switches, outlets, fixtures and fixture coverings shall be repaired or replaced. (2) All electrical equipment, wiring and appliances shall be installed and maintained in a safe manner and in accordance with all applicable laws.

Every dwelling or dwelling unit shall have an adequate potable water supply. Every plumbing fixture, water and waste-pipe, and gas connection shall be properly installed in accordance with all applicable laws and maintained in good and sanitary working condition so as to prevent structural deterioration or health hazards, and are to be free from leaks and obstructions.

Each owner, lessee, tenant, resident or occupant shall maintain a property so it is free of the accumulation or untended growth of vegetation. The accumulation or untended growth of vegetation means the presence of plants on property that create a fire, safety or health hazard, or that attract vermin either on the property, on neighboring properties, or on both, and includes but is not limited to: (1) Any lawn grass that exceeds 6 inches in height; (2) All weeds that exceed 6 inches in height; (3) Dead trees and dead shrubs; (4) Dead palm fronds within ten feet of the ground, a structure, a fence or wall, or of any combustible other than the tree from which the fronds have grown; (5) Any tree, shrub, or other form of vegetation of any kind on the property or on the adjoining right-of-way, street, or alley that extends over or under the sidewalk space or roadway in a manner that may interfere with the reasonable use of the street, sidewalk, or alley for pedestrian or vehicular traffic of any kind or that may obstruct the view or light distribution of traffic-control devices or luminaries. Vegetation must be trimmed and maintained to provide an unobstructed pedestrian path a minimum 48 inches in width and 80 inches in height from grade.

09/04/2015 INSP - INITIAL CODE ENFORCMENT VIDAL Approved Met with the tenant and was shown where the water was coming from under the kitchen cabinets and in the bathroom around the tub. The water was off at the time of the inspection and was turned on to check for the water leak. Once the water was turned on you could hear the water coming out of the pipes under the ground through the bathroom fixtures. Did go outside and could see the water coming out of the stem wall by the house connection through cracks in the stem wall. The water was turned off and did meet with the tenant in unit A to check if they had another place to go to due to the water was going to be turned off. They were going to make calls to check to find a place to stay. The tenants did have other issues and did check the unit for the complaints. Did find ceramic tiles loose or missing on the tub and shower surround, globes are lacking through out, vent cover and motor are lacking in the bathroom, windows don't lock, smoke detectors are lacking in the bedrooms, open ground and reversed wiring on the outlets which may have 2-wire system on a ground outlets, bathroom door hard to close and has to be force to close, and the front door is not sealed. The owner did show to the property and did go over the issues on the unit. Did ask if he had a place to stay for the tenants and he stated no. Did go over the unit being condemned due to the water needed to be turned off at the house connection and will be requesting being capped to not allow water to the unit. While turning the water off to unit A, the water was being turned off to unit B. Will now have to check unit B. While doing the paper work for the owner, the tenants did come and stated that they found a place to stay and will need time until 7:00 PM to get items out of the unit for the night. They will come back tomorrow to remove other items out to the new location. The owner signed all the paper work. Did call supevisor Rick Saldate and was given permission on shut down due to the owner was not able to get the water to stay on. Will do N.O.V. RV.
02/17/2016 INSP - FOLLOW UP CODE ENFORCE VIDAL Approved The property is vacant and secured. The owner will be remodling at at a later time. The permit has been issued, T16CM01121 on 2-16-16 and has called blue stake to make the repairs. At this time the case will be closed. Violation Abated, Close Case. RV.
