08/06/2015 T.C. Ch. 16, Sec. 16-4. PERMITS REQUIRED. Unless otherwise exempt pursuant to section 301 of the Administrative Code, as adopted by reference per section 6-1 of this Code, or pursuant to any other ordinance or statute, no building, structure or building service equipment regulated by this chapter or by the technical codes adopted by the city shall be built, erected, constructed, enlarged, altered, repaired, moved, improved, removed, converted or demolished unless a permit first has been obtained from the building official in the manner provided in the administrative and building codes adopted by the city. The purpose of a permit is to ensure that all construction is inspected by qualified City of Tucson personnel as directed by ordinance to verify compliance with city codes. Failure to obtain proper permit with inspections and approvals shall deem the construction to be unsafe.

08/07/2015 T.C. Ch. 16, Sec. 16-11(a)(3) Every existing dwelling unit shall be provided with smoke detectors in good operating condition as required by the Tucson Fire Code of the City of Tucson.
08/07/2015 T.C. Ch. 16, Sec. 16-11(b) (2) COOLING. Every dwelling unit, guest room, and congregate residence shall be provided, in at least one habitable room, with either mechanical cooling or an alternate cooling method. Cooling facilities shall be installed and maintained in a safe condition and in accordance with the manufacturer's recommendations, and shall be capable of providing adequate cooling, appropriate for the climate, to assure a safe living environment. Evaporative cooling shall be maintained to be free of excessive rust, corrosion or mineral deposits that limit proper operation. Any mounting apparatus for a cooling facility must be structurally sound. Mechanical fans or portable evaporative cooling devices may only be used on a temporary basis as the sole source of cooling when the permanent cooling system is being repaired or replaced.
08/07/2015 T.C. Ch. 16, Sec. 16-11(c) ELECTRICAL SYSTEM. (1) All dwellings and dwelling units shall be provided with electrical service. Electrical facilities connected to or in any building or structure are to be maintained hazard-free and in a state of good repair. The electrical system shall be free from such hazards as bare wiring; overloaded circuits or services; equipment not properly grounded; over-fused circuits; misuse of wiring, including the use of extension cords in lieu of permanent wiring; non-approved wiring; and wiring exposed to moisture or extreme heat. Broken, loose, frayed, inoperable, defective or missing portions of the electrical service, lines, switches, outlets, fixtures and fixture coverings shall be repaired or replaced. (2) All electrical equipment, wiring and appliances shall be installed and maintained in a safe manner and in accordance with all applicable laws.

Every dwelling or dwelling unit shall have an adequate potable water supply. Every plumbing fixture, water and waste-pipe, and gas connection shall be properly installed in accordance with all applicable laws and maintained in good and sanitary working condition so as to prevent structural deterioration or health hazards, and are to be free from leaks and obstructions.

All weather-exposed exterior surfaces of every building, including windows and doors, shall provide weather protection. 08/06/2015 INSP - INITIAL CODE ENFORCMENT STEVENS Approved Sewage backed up and overflowing into various rooms and on the exterior of unit. Condemning unit. Home has been converted into 3 rental units. Water is running out between the bottom of both toilets and the floor. The bathroom sink is clogged. There is an uncovered septic clean out on the rear patio. No GFCI in the bathroom. The electrical panel is not labeled and the are double lugged circuit breakers. The owner stated that there are electrical panel boxes inside of unit #1 and #2. Unpermitted interior to exterior plumbing in unit #2. Water cooler leaks. Clay pot over roof plumbing vent is being used to stop a water leak. Debris comes out of air vent when the cooler is turned on. Holes are not sealed in the exterior walls. A section of roof is being supported on by a shed. Unpermitted electrical box with opening in the box located on the east side of the home. F/U 30 days.
11/10/2015 INSP - FOLLOW UP CODE ENFORCE STEVENS Approved At site, with owner. There is now access throughout the entire home, within the home.(SFD). The electrical panel is labeled and the double lugging has been separated. All issues abated. Close case.
