BOTH TENANTS STATED WERTH REALTY WAS SUPPOSE TO BE RESPONSIBLE FOR ANY PROBLEMS IN THE MEAN TIME. I TRIED CALLY WERTH REALTY SEVERAL TIMES BUT RECEIVED NO ANSWER. ON MY WAY OVER TO WERTH REALTY I CALLED THE OWNER ON RECORD IN CALIFORNIA. I SPOKE WITH JOSEPH GRAHAM WHO STATED THE PROPERTY IS IN THE PROCESS OF CHANGING OWNERS PUT WAS STILL IN RECEIVERSHIP, BUT WAS SUPPOSE TO CLOSE TODAY 6/25 AS OF MY CALL IT HAD NOT CLOSED. I EXPLAINED THE ISSUES AND MR GRAHAM ASKED I CONTACT WERTH REALTY AND THEY WOULD TAKE CARE OF THE PROBLEMS. MR GRAHAM ALSO STATED HE WOULD BE AT THE PROPERTY TOMORROW 6/26 AS HE WAS DRIVING IN FROM CALIFORNIA. WHEN I ARRIVED AT WERTH REALTY I WAS TOLD THAT RINCON HEATING AND COOLING WAS OUT TO THE PROPERTY ON 6/20 AND DID WORK ON THE A/C UNIT BUT STATED IT NEEDED TO BE REPLACED, WERTH STATED THEY WERE NOT AUTHORIZED TO MAKE THE COMPLETE A CHANGE OUT OF THE A/C UNITS AND THAT THEY WERE ACTUALLY HELPING OUT THE NEW OWNER TO BE BY TAKING ALL COMPLAINTS UNTIL THE PROPERTY CLOSES. I EXPLAINED I HAD SPOKEN TO THE NEW OWNER AND HE ASKED WERTH TAKE CARE OF GETTING A NEW A/C UNIT , THEY CONTACTED THE OWNER AND OWNER GAVE HIS APPROVAL. WERTH CANTACTED RINCON HEATING AND COOLING WHILE I WAS ON SITE TO GET THE NEW A/C UNIT. I LEFT THE OFFICE AND CONTACTED RINCON MYSELF SPOKE WITH JOHN WHO EXPLAINED THEY DID GO OUT ON A ORIGINAL VISIT, FOUND THE UNIT WAS SHOT AND THAT THEY RECEIVED THE CALL FROM WERTH TO REPLACE THE UNIT. JOHN STATED HE WAS IN THE PROCESS OF LOOKING FOR A UNIT AND TRYING TO VERIFY WHO WOULD BE PAYING THE BILL. |

VISITED THE SITE SPOKE WITH THE MANAGER WHO HAPPENED TO BE LIVING NOW IN UNIT #116 AND STATED SHE DID HAVE A/C, UNIT IS VERY COOL, AND WHILE THERE ASKED ABOUT UNIT #119 AND SHE STATED THE UNIT HAD A/C REPLACED. MANAGER ALSO STATED THEY ARE IN THE PROCESS OF EVICTING ALL PROBLEM TENANTS DUE TO LACK OF PAYMENT AND ALSO MENTIONED TENANT VICTORIA BROWN(UNIT #101 WAS IN THE PROCESS OF BEING REMOVED DUE TO CONTINUELY MAKING WORK ORDERS WHERE REPAIRS ARE CAUSED BY THE TENANT. I LET HER KNOW THAT I WAS FAMILIAR WITH VICTORIA BROWN. MANAGER STATED THEY HAD 43 UNITS, 23 ARE OCCUPIED AFTER EVICTIONS. NO VIOLATION CLOSE CASE. |
