Roof coverings shall not be rotted, broken, split, buckled or otherwise deteriorated. T.C. Ch. 16, Sec. 16-12(b) FOUNDATIONS, WALLS, ROOFS, AND CHIMNEYS. Every foundation, wall, roof, chimney and all exterior surfaces of buildings and structures shall be maintained in structurally sound condition and shall provide weather protection. All wood showing evidence of termite damage or decay, where structural or functional integrity is impaired, shall be replaced.

Peeling, chipping, flaking or abraded paint shall be repaired, removed or covered. All walls, ceilings or floors shall be free from holes, breaks and loose or rotting materials. Cracked or loose plaster, wallboard, decayed wood or other defective surface conditions shall be corrected.

02/02/2015 INSP - INITIAL CODE ENFORCMENT GOODMAN Approved VISITED APT 1310 ON THE WEST COMPLEX. MET WITH OCCUPANT WHO SPOKE VERY LITTLE ENGLISH BUT ALLOWED ENTRY AND SHOWED ME WHERE THE ROOF LEAKS WERE. I FOUND A LEAK ABOVE THE ENTRY DOOR AT THE S/W CORNER OF THE LIVINGROOM. IN THE MIDDLEROOM ON THE WEST SIDE OF THE UNIT WAS ALSO A HOLE IN THE ROOM AS WELL AS THE CLOSET. LOOKING AT THE LOCATION OF THE HOLES IN THE CEILING, IT APPEARED THAT THERE WAS ONE LARGE DETERIORATED PORTION OF ROOFING THAT CAUSED ALL THREE LEAKS. CHECKING ON THE EXTERIOR, I FOUND A SCUPPER ON A CORNER WALL ABOVE AND SOUTH OF THE FRONT DOOR AREA, SCUPPER DRAINED OFF THE SOUTH WALL. OCCUPANT CALLED HER HUSBAND TO TALK WITH ME, HIS ENGLISH WAS MUCH BETTER. HE EXPLAINED THAT HE SPOKE WITH THE MANAGER TIM WHO INFORMED HIM THAT THE ROOF LEAKS AND CEILING PATCHES WOULD BE STARTED ON WEDNESDAY 2/4/15. I CALLED THE MANAGER TIM WHO ASSURED ME THE WORK WOULD BEGIN ON 2/2/15, ACTUALLY TRIED PATCHING WITHA WET PATCH CEMENT BUT STATED THE CEMENT DID NOT TAKE TO THE WET ROOF. HE HOPES IT WILL BE DRIED OUT BY 2/2/15, AREA DOES LOOK VERY WET. EXPLAINED THE NOV PROCESS, TIM HOPES TO BE COMPLETELY DONE WITH THE ROOF AND CEILING PATCHES BY THE END OF THE WEEK 2/07/15.
07/28/2015 INSP - FOLLOW UP CODE ENFORCE GOODMAN Approved REVISITED SITE, KNOCKED ON DOOR RECEIVED NO ANSWER, CALLED AND SPOKE TO MANAGER TIM WHO STATED TENANTS HAD MOVED OUT, REPAIRS WERE MADE AND WOULD BE HAPPY TO ALLOW ENTRY. TIME CAME BY AND I FOUND THE INTERIOR DRYWALL HAD BEEN REPAIRED IN BOTH THE BEDRM/CLOSET AND NEAR THE FRONT DOOR, TAPED TEXTURED AND PAINTED. WE ALSO WENT UP ON THE ROOF, FOUND PATCHES WERE COMPLETED. COMPLAINCE / CLOSE CASE.
