JUAN STATED THAT THERE WAS A TOILET OVERFLOW IN UNIT #331, WATER CAME THRU THE BATHROOM CEILING AND FLOODED HER UNIT. JUAN STATED THAT OCCUPANT ANGELA (COMPLAINTANT) WAS GIVEN THE OPPOTUNITY TO MOVE TO A OPEN ROOM BUT BECAME VERY UPSET BECAUSE SHE HAD TOO MANY THINGS TO MOVE. JUAN MENTIONED ANGELA RECENTLY LOST HER 2 KIDS TO CPS, AND HAD HER BOYFRIEND MOVE IN WITHOUT NOTIFYING MANAGEMENT AND WAS 130.00 DOLLARS BEHIND ON RENT, JUAN FELT TENANT WAS DIFFICULT. MANAGER TOOK ME TO ROOM 221 AND ALLOWED ENTRY, STATED AT THAT TIME TENANT ANGELA HAD BEEN EVICTED. MY INSPECTION FOUND THE ROOM EMPTY AND MANAGEMENT WAS DRYING OUT THE RUG. BATHROOM CEILING HAD ALREADY BEEN REMOVED DUE TO SEVERE WATER DAMAGE. I FOUND NO ROACH INFESTATION INSIDE THE ROOM, LOOKED UP INSIDE THE OPEN CEILING AND CHECKED AROUND THE BASEBOARD AND FOUND NOTHING. JUAN DID SHOW ME THE AZ PEST CONTROL RECORDS, ALL ROOMS ARE SPRAYED WHEN LONG TERM TENANTS LEAVE, AZ PEST HAS BEEN CONTACTED FOR UNIT 221 AND PIMA COUNTY HEALTH DEPT WAS CALLED TO INSPECT BOTH UNITS 221 AND 321 ALONG WITH 2 OTHER NON AFFECTED UNITS. NORA ORLANDO FROM THE HEALTH DEPT. CONDUCTED THE INSPECTION. ** CALLED AND INFORMED RICK SALDATE OF MY FINDINGS SINCE THE CALL WAS REFERRED BY MIKE W. NO VIOLATION / CLOSE CASE. |
