| 01/23/2014 | INSP - INITIAL CODE ENFORCMENT | COX | Approved | I met with the tenant today and conducted and inspection. I found a leaky kitchen faucet and some problems in the bathroom. The vinyl floor in the bathroom was not properly sealed and caulked at the tub and the toilet. The tenant requested I lift the corners to see the mold as well as the deterioration to the subfloor. I did see where the subfloor near the toilet was deteriorated and some black stains however I could not determine if the stains were mold. The tenant took me into an adjacent bedroom and showed me the closet where the baseboard is discolored from water migration under the partition wall from the bathroom. The tenant stated she had hired a company to investigate the mold issues and that she had a report from that company affirming the presence of mold. The tenant stated she has reported the problem several times to the PM company and that the issues remain unresolved. I spoke with the PM representative on 01-15-14 who told me that the repairs had been completed and that only a piece of baseboard needed to be replaced. After returning to the office I called the PM company and left another message for the rep and requested a return call to discuss the issues I discovered today. I'm awaiting a return call. |
