06/05/2013 T.C. Ch. 16, Sec. 16-11(b) (2) COOLING. Every dwelling unit, guest room, and congregate residence shall be provided, in at least one habitable room, with either mechanical cooling or an alternate cooling method. Cooling facilities shall be installed and maintained in a safe condition and in accordance with the manufacturer's recommendations, and shall be capable of providing adequate cooling, appropriate for the climate, to assure a safe living environment. Evaporative cooling shall be maintained to be free of excessive rust, corrosion or mineral deposits that limit proper operation. Any mounting apparatus for a cooling facility must be structurally sound. Mechanical fans or portable evaporative cooling devices may only be used on a temporary basis as the sole source of cooling when the permanent cooling system is being repaired or replaced.
06/05/2013 T.C. Ch. 16, Sec. 16-12(b)(3) ROOFS. The roof of every building or structure shall be maintained in a safe condition and shall provide weather protection for that building or structure. Roof coverings shall not be rotted, broken, split, buckled or otherwise deteriorated. T.C. Ch. 16, Sec. 16-12(b) FOUNDATIONS, WALLS, ROOFS, AND CHIMNEYS. Every foundation, wall, roof, chimney and all exterior surfaces of buildings and structures shall be maintained in structurally sound condition and shall provide weather protection. All wood showing evidence of termite damage or decay, where structural or functional integrity is impaired, shall be replaced.
06/05/2013 T.C. Ch. 16, Sec. 16-13(a) ACCUMULATION OF VEGETATION PROHIBITED. Each owner, lessee, tenant, resident or occupant shall maintain a property so it is free of the accumulation or untended growth of vegetation. The accumulation or untended growth of vegetation means the presence of plants on property that create a fire, safety or health hazard, or that attract vermin either on the property, on neighboring properties, or on both, and includes but is not limited to: (1) Any lawn grass that exceeds 6 inches in height; (2) All weeds that exceed 6 inches in height; (3) Dead trees and dead shrubs; (4) Dead palm fronds within ten feet of the ground, a structure, a fence or wall, or of any combustible other than the tree from which the fronds have grown; (5) Any tree, shrub, or other form of vegetation of any kind on the property or on the adjoining right-of-way, street, or alley that extends over or under the sidewalk space or roadway in a manner that may interfere with the reasonable use of the street, sidewalk, or alley for pedestrian or vehicular traffic of any kind or that may obstruct the view or light distribution of traffic-control devices or luminaries. Vegetation must be trimmed and maintained to provide an unobstructed pedestrian path a minimum 48 inches in width and 80 inches in height from grade.
06/05/2013 T.C. Ch. 16, Sec. 16-13(b) ACCUMULATION OF REFUSE PROHIBITED. Each owner, lessee, tenant, resident or occupant shall maintain a property so it is free of accumulated refuse and debris. Accumulated refuse and debris means contained or uncontained refuse and debris that is present on the property in a manner not authorized by the Tucson Code. Material recycling facilities meeting the requirements of section 15-24.7 are exempt from this prohibition.

06/03/2013 INSP - INITIAL CODE ENFORCMENT GGOODMAN Approved VISITED SITE, UPON ARRIVAL FOUND TPD HAD CLEARED THE SCENE. TENANTS JOANNE AND PEGGY SHOWED ME WHAT TFD HAD DONE DUE TO LIGHT ARCHING AND POPPING AND FROM THE ARCHING A TERRIBLE SMELL. TFD HAD REMOVED LIGHT FIXTURE, WIRES TO THE FIXTURE WERE BURNED, THEN REMOVED THE METAL LIGHT BOX ATTACHED TO THE WOOD CEILING AND FOUND WIRES COMING THRU THE CEILING ALSO BURNED OFF TO THE POINT WHERE WIRING WAS NOW IN THE 2X6 T&G PLANK. MET WITH OWNER ROBERT BUCKLEY WHO LIVED IN FRONT UNIT A, EXPLAINED MY FINDINGS AND MENTIONED POWER WOULD REMAIN OFF. I ASKED THAT FIRST THING IN THE MORNING HE WOULD NEED TO CONTACT A LICENSED ELECTRICAL CONTRACTOR AS I WAS GIVING HIM 24 HRS TO ABATE THE SITUATION. TENANTS MENTIONED THEY WOULD STAY WITH A FRIEND AND THEN GET WITH MR BUCKLEY FIRST THING IN THE MORNING AS HE USUALLY IS PICKED UP AROUND 7 AM. MR BUCKLEY IS 77 YRS OLD, HAS HUSBAND AND WIFE CAREGIVERS WHO HELP HIM OUT ALSO ELDERLY AND PRESENTLY STAYING AT ANOTHER RESIDENCE HOUSE SITTING. BECAUSE OF THE LARGE AMOUNT OF TRASH AND DEBRIS AROUND UNIT A AND THE SMELL COMING FROM INSIDE I WILL GET WITH RICK AND MARTIN TO SEE ABOUT GETTING INSIDE TO INSPECT THE STRUCTURE FOR LIVING CONDITIONS.
