Cooler was functioning properly today however the tenant stated that yesterday it was blowing hot air, as if there were no water on the pads. I inspected the cooler and found it functioning however the pump appeared to be very old and had excessive calcium build up. In addition the roof jack for the cooler was severly deteriorated and a pillow was being used to block the hole where erosion had destroyed the jack. In addition the flashing around at the edge of the jack was not propery sealed and adhered to the roof. The tub surround was rotting and moldy. There was a roof leak where a gas line was installed to supply the furnace. The tenant stated the furnace may not be functional and she was afraid to use it. I spoke with the property owner James Taylor, and he was informed that he had 24 hours to check hte cooler and make any necessary repairs and I directed him to replace thecooler pump. I explained the other violations and told him I would be issuing a NOV to him detailing the violations including time frames to have the work completed. |
