12/12/2007 INSP - FULL TSISTERM Approved December 11, 2007 Catalina Mission Apartments 4880 E. 29th Street Tucson, Az 85711 Dear Sir or Madam, On 12-11-07, a fire prevention inspection was conducted at 4880 E. 29th Street. The following Tucson Fire Code Violations were noted: 1). In the front office, the helium cylinders are unsecured. This is a violation of IFC 3003.5: 3003.5 Security. Compressed gas containers, cylinders, tanks and systems shall be secured against accidental dislodgement and against access by unauthorized personnel in accordance with Sections 3003.5.1 through 3003.5.3. Please secure your helium cylinders. 2). The following electrical violations were noted: · In the shop there is a florescent light with exposed wiring and a wall panel at the west entrance with exposed wiring. · In the central laundry room there is exposed wiring near the west entrance · In the main pool equipment room there is exposed wiring. · Near the spa there is an incomplete cover on the timer. · In the south pool equipment room there are exposed wires. · In the south laundry room there are exposed wires. · At the south pool there are several light fixtures that are missing bulbs. · At the north pool there is a spotlight detached from the wall and near the spa there is a spotlight missing its bulbs. · Throughout the complex there are lights missing bulbs, exposed wiring, and missing covers. This is a violation of IFC 605.6: 605.6 Unapproved conditions. Open junction boxes and open-wiring splices shall be prohibited. Approved covers shall be provided for all switch and electrical outlet boxes. Please repair or remove light fixtures and install approved covers on all electrical components. 3). There are barbecue grills in unapproved locations at units 9204 and 14106. This is a violation of IFC 308.3.1: 308.3.1 Open-flame cooking devices. Charcoal burners and other open-flame cooking devices shall not be operated on combustible balconies or within 10 feet (3048 mm) of combustible construction. Please remove all barbecues from balconies and under stairs. 4). The following fire rating violations were noted: · In the club house there is a hole in the wall near the refrigerator. · In the bathroom near the clubhouse there is a hole in the attic cover. · In the area behind the dryers in the central laundry room there are holes in the walls. · In the north pool equipment room there is a hole in the wall. · In the south laundry room there is a hole in the wall. This is a violation of IFC 703.1: 703.1 Maintenance. The required fire-resistance rating of fire-resistance-rated construction (including walls, firestops, shaft enclosures, partitions, smoke barriers, floors, fire-resistive coatings and sprayed fire-resistant materials applied to structural members and fire-resistant joint systems) shall be maintained. Such elements shall be properly repaired, restored or replaced when damaged, altered, breached or penetrated. Openings made therein for the passage of pipes, electrical conduit, wires, ducts, air transfer openings and holes made for any reason shall be protected with approved methods capable of resisting the passage of smoke and fire. Openings through fire-resistance-rated assemblies shall be protected by self- or automatic-closing doors of approved construction meeting the fire protection requirements for the assembly. Please patch all holes in walls and ceilings with fire resistant material. 5). In all of the laundry rooms there is an accumulation of lint, garbage, and storage behind the dryers. This is a violation of IFC 304.1, 304.2: 304.1 Waste accumulation prohibited. Combustible waste material creating a fire hazard shall not be allowed to accumulate in buildings or structures or upon premises. 304.2 Storage. Storage of combustible rubbish shall not produce conditions that will create a nuisance or a hazard to the public health, safety or welfare. Please remove all lint, storage, and combustible material from behind the dryers in all of the laundry rooms. Please clean these areas on a regular basis to avoid fires. 6). In the pool equipment room there is an extension cord used as permanent wiring. This is a violation of IFC 605.5: 605.5 Extension cords. Extension cords and flexible cords shall not be a substitute for permanent wiring. Extension cords and flexible cords shall not be affixed to structures, extended through walls, ceilings or floors, or under doors or floor coverings, nor shall such cords be subject to environmental damage or physical impact. Extension cords shall be used only with portable appliances. Please replace extension cord with approved wiring. 7). The north gate at the north pool does not self-close when opened 6 inches. This is a violation of Pima County Code. Please repair self-closing mechanism on gate. 8). The gate leading to the clubhouse has an unapproved locking mechanism. This is a violation of IFC 1008.1.8: 1008.1.8 Door operations. Except as specifically permitted by this section egress doors shall be readily openable from the egress side without the use of a key or special knowledge or effort. Please remove keyed lock on gate and replace with an approved device. This letter is to inform you that abatement of these Tucson Fire Code violations must be completed by 12-27-07 .
