HAS WATER LEAK IN THE BATHROOM CEILING; WALL MATERIAL AND PAINT IS FALLING OFF AND THERE IS A WATER STAIN. DUE TO LEAK IT IS CAUSING A SMELL POSSIBLE MOLD. (ADVISED DNR DOES NOT ADDRESS MOLD ISSUES REFERED EPA AIR QUALITY NUMBER TO TENANT) TENANT HAS TOLD MANAGEMENT LAST MONTH THEY SAID THEY WERE GOING TO FIX IT AND HAS NOT ADDRESSED PROBLEM SINCE. TENANT STATES THE PROBLEM HAS BEEN GOING ON FOR TWO YEARS ON AND OFF WITH MANAGEMENT NOT FIXING IT RIGHT. ONE TIME WATER OVERFLOWED INTO KITCHEN FROM CEILING AND WAS LEAKING THROUGH THE LIGHT FIXTURE. (TENANT IS AFRAID THIS WILL HAPPEN AGAIN) 6-26-07 MR CALLING CONCERNED LEAK SITUATION WORSE. 06/28/2007 INSP - INITIAL CODE ENFORCMENT JORTA Approved CALLED APARTMENT OFFICE AND SPOKE WITH THE MANAGER AMY. THE MANAGER CLAIMS THE COMPLAINT IS VALID AND THAT SOMEONE IS WORKING TO REPAIR. I TOLD AMY THAT I'LL BE MAKING AN INSPECTION TODAY. P.M. WENT TO SITE AND FOUND THAT THE MAINTENANCE MAN WAS ALREADY THERE. THE TENANT STATED THAT THEY(MANAGEMENT) HAVE BEEN SLOW TO RESPOND, HOWEVER THEY KNOW I WAS COMING. LOOKED AT THE SITUATION AND IN FRONT THERE IS WATER DAMAGE IN THE SHOWER CEILING AND WALL. I ASKED THE MAINTENANCE MAN IF THIS HAS BEEN LEAKING(FROM UPSTAIRS) FOR 2 YEARS AND HE SAID HES BEEN HERE FOR 1 YEAR AND IT HAS BEEN LIKE THIS. THE MAINTENANCE MAN STATED THAT THE PROBLEM WAS THE UPSTAIR TUB MIXING VALVE, LEAKING FROM BEHIND AND INSIDE THE WALL. THE REPAIRS WERE NEVER MADE RIGHT. THE MAINTENANCE MAN FIXED THEIR AND FOR THE WHOLE MORNING AND AFTERNOON ITS BEEN DRY. I GAVE HIM(ALSO CALLED MANAGER-AMY) TIL NEXT FRIDAY 7-6-07 TO HAVE EVERYTHING COMPLETE. THE ISSUE OF THE MUSTY SMELL CAME UP SO I ASKED THE MAINTENANCE MAN TO LOOK INSIDE THE AIR HANDLER COMPARTMENT FOR ANY SIGNS OF WATER OR DAMPNESS. I WARNED AMY THAT WE CAN ORDER A VACATION OF THE UNIT INTO ANOTHER OR PUT UP OUTSIDE OF AN IN HOUSE ACOMMODATION AT THE COST OF THE OWNER.PN
07/11/2007 INSP - FOLLOW UP CODE ENFORCE JORTA Approved THE LEAK AT THE UNIT HAS BEEN REPAIRED AND AMY STATES THAT THE MUSTY SMELL HAS BEEN ELIMINATED. THE TENANTS LEASE IS UP AND HE HAS LEFT THE UNIT ONE DAY AFTER I MADE THE INITIAL INSPECTION. UNIT IS VACANT, CASE IS CLOSED.- Mel
