This building and pool is currently open to unauthorized persons. This is creating a very dangerous condition to life safety. Currently this property is in violation of the following Tucson fire code; 311.2.1 Security. Exterior openings and interior openings accessible to other tenants or unauthorized persons shall be boarded, locked, blocked or otherwise protected to prevent entry by unauthorized individuals. The pool area and property shall be adequately secured immediately. 2). Currently there is a very large amount of trash on the property. The trash receptacles are overflowing with waste. This is violation of the Tucson fire code: 304.1.1 Waste material. Accumulations of waste paper, wood, hay, straw, weeds, litter or combustible or flammable waste or rubbish of any type shall not be permitted to remain on a roof or in any court, yard, vacant lot, alley, parking lot, open space, or beneath a grandstand, bleacher, pier, wharf, manufactured home, recreational vehicle or other similar structure. This waste shall moved immediately. Enclosed are pictures of this very dangerous situation. This letter is to inform you that abatement of these Tucson Fire Code violations must be completed IMMEDIATELY, upon receipt of the certified letter. A re-inspection shall be conducted at that time to ensure compliance. |
10/20/2006 | VIOL - PRECAUTION AGAINST FIRE | EGRIFFIN | Violation | Dear Sir or Madam: On October 19, 2006, a fire prevention inspection was conducted at the vacant apartment buildings at 6091, 6101, 6121, 6131 and 6141 East Golf Links Road. The Pima County Assessors Office has identified Stewart Title and Trust as the responsible party of this property, During the inspections the following conditions were noted: 1). All apartments were vacant, and many littered with combustible (debris) material such as (but not limited to); personal belongings, clothes, furniture, human and animal waste. The only security measure was a "sectional-type fence" that was disconnected in several places. This fence, although surrounding the entire property, was in different stages of collapse, allowing unwanted entrants in this complex with over 80 units. The property was unattended and the apartments inspected were unsecured. 2). In addition, the electrical service was turned on at the metering area to most apartments. The existing conditions are in violation of the following Tucson Fire Code requirements: 311.2 Safeguarding vacant premises. Temporarily unoccupied buildings, structures, premises or portions thereof shall be secured and protected in accordance with this section. 311.2.1 Security. Exterior openings and interior openings accessible to other tenants or unauthorized persons shall be boarded, locked, blocked or otherwise protected to prevent entry by unauthorized individuals. 311.3 Removal of combustibles. Persons owning, or in charge or control of, a vacant building or portion thereof, shall remove therefrom all accumulations of combustible materials, flammable or combustible waste or rubbish and shall securely lock or otherwise secure doors, windows and other openings to prevent entry by unauthorized persons. The premises shall be maintained clear of waste or hazardous materials. STEWART TITLE & TRUST TR 3 October 20, 2006 Page 2 Exceptions: 1. Buildings or portions of buildings undergoing additions, alterations, repairs, or change of occupancy in accordance with the International Building Code, where waste is controlled and removed as required by Section 304. 2. Seasonally occupied buildings. In addition, electrical hazards were noted. Inspector Dave Cox, from City of Tucson Department of Neighborhood Resources, has inspected the property and will be issueing a report. If you have questions regarding the electrical service, please contact Inspector Cox at 520-791-5843. I have determined this property to be a distinct hazard to life and property. You are hereby ordered to secure these premises immediately and prevent unauthorized entry. Due to the severity of the hazards, failure to correct the violations at this property is subject to referral to the City of Tucson Prosecutors Office with out further notice for possible court order. |
