11/23/2005 INSP - FOLLOW UP CODE ENFORCE JORTA Correction Required I met with Sheila at her apartment and she proceeded to show me the photos that she took of the water that was coming out of the sink that does show a discolored flow of water (due to repairs made to the water lines) coming right off of the spigot. This condition has since ceased to occur due to the purging of the system. Sheila opened the hot water valve to show me that the temperature at best was lukewarm. Sheila's other concerns were cracks in the stairs and graffiti by magic marker in the hand rails. This was quite minimal and not prevailant at the complex. Along the trek her two bottom neighbors (she showed me) had some trash bags out in the patio. Sheila claims that by this she gets ants in her upper apartment. I had looked in her apartment previously and there was no ants. Further along she pointed out some of the termite traps that were lacking covers and during rainstorms their is a red type of dye that comes out of the trap, of course I could not confirm. The stairwell railing going to units 250 and 251 were missing 1 verticle bar at the 2ft. level and another at the 4ft. level. The deck at the entry into units 250 and 251 has a crack which will let water in and eventually deteriorate the decking. Roof tiles were found missing in a few areas over some patios. Sheila was explaining that the drainage channels/system was inadequate during rainstorms. We looked at the laundry room and I did see the celing all over again. The final items were the pole lights that were either not working and some of the junction boxes were missing or coming off.

11/01/2005 INSP - INITIAL CODE ENFORCMENT JORTA Approved I stopped at the office and spoke with the manager, Diane. I explained to her that there has been a complaint levied against the management of the complex. Some of the complaints were that there was sand coming out of the plumbing fixtures, white sand at the water heater area, yard pole lights not working, and that for a while her 'building' did not have hot water for about a week. The other item of concern was the laundry ceiling in which the paint above the washers are peeling. Diane, the manager stated that their maintanance program is quite efficient, but as always there are lag times. The manager showed me around the property to show me whatever she could without having to enter any apartments. Starting at the water heater area I did see some sediment dispersed about the front access doors of the water heater enclosure. I saw some of the pole lights and the ceiling area at the laundry room. Diane stated that she has a roofing company scheduled to come and repair the roof at the laundry room. I went to see the complainant in unit no. 223-b Sheila McGinski. Ms McGinski was not home, so I left her a card to call me.
