CHECKED HOTWATER HEATER, UNITS DRAIN HAS BEEN CAPPED OFF, AND APPEARS UNIT HAS BEEN LEAKING EVIDENCED BY WATER STAINS ON THE FLOOR. FLOOR ALSO FELT WEAK OR SPONGY AROUND THE TANK. TANK WAS LEANING AND ACTUALLY SINKING INTO THE FLOORING SYSTEM. INSP. C-13 ESTIMATED WEIGHT TO BE 320 LBS, PLUS THE TANK HAD A EXPANSION TANK ON TOP OF THE UNIT. EXPANSION TANK INFO READ THAT THE TANK WILL LEAK. HOT WATER TANK ROOM CEILING ALSO SHOWS EVIDENCE OF ROOF LEAK DUE TO KYLZ SPRAYED ON CEILING TO COVER WET AREAS. ROOF LEAK ALSO ON BACK PORCH DUE TO BUCKLING OR T-111 UNDER THE RAFTERS.INTERIOR BEDROOM (S/W ROOM) , ALSO SHOWED EVIDENCE OF ROOF LEAK DUE TO BROWN SPOTS ON POPCORN CEILING. SPOTS IN CLOSET AREA SHOW CEILING LEAK AND WATER TRAVELING AROUND THE CLOSET DOOR JAMB EVIDENCED BY CRACKED CAULK, AND FLAKING TEXTURE. FRONT DOOR NEEDS ADJUSTING, SHOWS DAY LIGHT WHEN DOOR CLOSED. TENANT ALSO COMPLAINED OF LINOLEUM MISSING IN BATHROOM, 2" X 2" , BUT REALLY NOT A DNR ISSUE.PIECE IS ALMOST HIDDEN BEHIND A CABINET. MET WITH COMPLEX ASSISTANT MANAGER, GINA HALL,WENT OVER ISSUES WITH MS. HALL AND MAINTANCE PERSON. BOTH MENTIONED THAT THE ROOF LEAK HAD BEEN ADDRESSED AND THEY HAD BEEN OVER TO REPAIR THE HOTWATER TANK, BUT THAT THE BOYFRIEND WOULD NOT ALLOW ACCESS TO THE UNIT AND BECAME VERY ARGUEMENTIVE. MANAGER MENTIONED THAT THEY WILL NOW ONLY GO BACK WHEN TENANT IS ON SITE.MANGER DID GIVE DNR INSPECTORS A COPY OF ROOF REPAIRS MADE TO UNIT #39201.
