06/12/2003 INSP - INITIAL CODE ENFORCMENT HLOPEZ Approved VISITED SITE, MADE CONTACT WITH COMPLEX MANAGER, INFORMED HER OF COMPLAINTS. STATED NO WATER LEAKS HAVE BEEN REPORTED TO OFFICE SINCE BRAKE IN WATER LINE IN FEB. ALSO STATED THAT CHEM DRY CARPET CLEANING CONTRACTOR HAD BEEN SCHEDULED AND SHOWED UP TO CLEAN CARPET & TENANT REFUSED SERVICE. MANAGER CONTACT JIM AT CHEM DRY, I SPOKE WITH HIM & HE VERIFIED STATEMENT. REQUESTED PAPER WORK FROM CHEM DRY & WILL BE FAXING PAPER WORK TO OUR OFFICE. MADE CONTACT WITH TENANT. INSPECTION OF STRUCTURE & CARPET SHOWS NO SIGNS OF CARPET BEING WET. STAINS ON CARPET ARE TENANT RELATED, ONE SECTION BY DOOR SMELLS LIKE TRANSMISSION FLUID. INSPECTION FOR ROACHES SHOWS NO INFESTATION PROBLEM. ALL CABINETS WERE CHECKED ALONG WITH GASKET OF REFRIGERATOR AS WERE BASEBOARDS IN KITCHEN. EXPLAINED TO TENANT SHE MUST ALLOW CARPET CLEANING CONTRACTOR TO CLEAN CARPET & MAKE ARRANGEMENTS TO MOVE ALL FURITURE & FOLLOW INSTRUCTION FOR DRYING TIME. INFORMED TENANT THEY MAY BE HELD RESPONSEBLE FOR DAMAGED CARPET IF STAIN BY DOOR CAN NOT BE REMOVED. MANAGEMENT WILLING TO REPLACE CARPET IF CONTRACTOR IS UNABLE TO CLEAN PROPERLY. NO OTHER VIOLATIONS EXISTING IN STRUCTURE. MANAGER STATES TENANT IS BEHIND RENT. INVALID COMPLAINT, CLOSE CASE.
