12/20/2024 COT - ENFC - Code Enforcement - Initial In Violation Today's inspection of site 1826 W Probasco Dr (including Elizabeth, Austin, Angel, me and owner/builder Jose) found that work was still not completed since November 19th & 20th 2024 to request for compliance. We did reconfirm that the electrical panel must meet code to the regulatory elevation not just to the base flood elevation and the City Surveyor is going to assist to verify the exact minimum additional height needed. The regulatory flood is expected to be 3-feet deep and without food vents the water pressure could cause the structure to fail / collapse.  Therefore, until the flood vents are installed as the structure could fail within the required flood venting (the flood vents installed about a year ago only provide 17% opening compliance and so are a structural safety issue. Hand delivered floodplain notice of violation and certified mailed CE notice.
