Did check the area mentioned at the southwest bedroom in the closet, I could see no visible water damage. Carpet is torn up in the closet area. Bathroom in middle of home toilet is not flushing and sink is not draining. Tenant has three space heaters in the Arizona room. One is connected to an extension cord that is plugged into an extension cord that is ran to the wall. Advised tenant this is a fire hazard and ordered it disconnected. Tenant did disconnect extension cords. Tenant states water has come out of the cement in the patio, but no water coming out at this time. Tenant states an outlet is not grounded in Arizona room, did test two outlets. One has open ground and one is wired correctly. All outlets I tested in kitchen tested wired correctly. Outlet by carport door tested with open ground. Outlet by front door tested with open ground. Front door lock is in operable and door cannot be opened as the lock is stuck shut. Tested two outlets in southwest bedroom both have open grounds. -VM | |

Returned and found carpet is repaired in the southwest bedroom. Tenant did flush the toilet and ran water in the bathroom. The toilet flushed fine and water is draining in the sink. Tested two outlets in the Arizona room and both tested wired correctly. The outlet by the carport door also tested correctly. Outlet by the front door also tested correctly. Front door lock now works, I was able to unlock, open the door, close it, and lock it with no issues. I tested three outlets in the southwest bedroom and all three tested correctly. Tenant advised of water leaking in the Arizona room, to include flickering of the light fixture in the area, and water dripping down the wall of the west facing exterior wall. I checked the ceiling and observed no wet spots on the ceiling or the wall despite both yesterday and today experiencing rain events. The light fixture was on and not flickering. All violations have been abated, will close case. -VM |
