08/11/2026 COT - ENFC - Code Enforcement - Initial In Violation Contacted the property owner and explained that the City had received a complaint regarding the rental property. Contacted the occupant by telephone and left a voicemail regarding the complaint. Both occupants arrived on site. During the inspection, the following conditions were observed: Verified water intrusion coming from the wall in the living room. Further investigation determined that the water is originating from the air handler located in the hallway closet. The light fixture located in the bedroom closet is improperly supported and is hanging from the electrical wires. A cut wire connected to an exterior light fixture is hanging in the hallway by the back door. The exterior electrical box appears to have added electrical circuits that were installed without the required permits. Electrical box knockouts are missing. Electrical circuits are not properly labeled. The dead front cover is missing from the electrical panel/disconnect. Plumbing drainage is not properly capped or terminated Added plumbing without permits. The water heater is dated 2024. No permits were located for the water heater replacement during 2024 or thereafter. The back door does not have proper weather stripping around the door. A white electrical conductor is being used as a hot conductor without being properly identified as such. Additional electrical circuits appear to have been installed without the required permits. The observed conditions should be corrected as required by applicable codes and permitting requirements. Appropriate permits and inspections should be obtained for any work that was performed without the required permits. Contacted owner after the inspection and made him aware of my findings.
