The following violations were noted: Electrical – Kitchen: Outlet near sink lacks GFCI protection, creating a safety hazard. Plumbing/Water Damage – Evaporative Cooler: When off, leaks significant water, causing kitchen ceiling damage and exterior wood rot. Heating/Cooling – Bedroom #2: No heating or cooling system installed. Window – Bedroom #2: Broken glass and defective exterior pane. Cabinetry – Kitchen: Drawers lack tracks/dovetails; holes in wooden frames. Interior Wall Coverings: Defective plaster under bathroom/kitchen cabinets; cardboard divider under kitchen sink. Fence – Rear Yard: Missing slats; gate unstable and cannot be fastened. Electrical Panel Access: Obstructed by wooden fence. Fuse Box Safety: Missing cover, exposing electrified wiring near cooler leak. Rodent Infestation: Droppings in kitchen and living room. Heating – Entire Dwelling: No permanent heating system. Closet Door – Bedroom #1: Unfastened, untracked, freestanding. Water Damage – Kitchen Ceiling: Visible damage with crack. Bathroom Tile: Broken tile. Plumbing – Kitchen Sink: PVC pipes secured with tape. Appliance – Oven: Missing oven door handle. These conditions violate applicable housing, building, electrical, and health codes, posing significant safety, habitability, and sanitation concerns.
12/11/2025 COT - ENFC - Code Enforcement - Follow Up Completed The tenent is no longer in the unit. Upon making many of the repairs, the management company was surprised to hear that a permanent heating system was required for rental, not just space heaters. Upon hearing this, they indicated they would no longer rent the unit in question.
