Checked for building plans. Did not see any online. Called the Property Manager at ATAJO PROPERTIES LLC. Property manager called back and stated that the dryers vent into a vent box with water. Sent an inquiry to PDSD, C.T. asking if this type of equipment is allowed in our jurisdiction. RESPONSE: Vent boxes are not allowed. Response from Building Official: Clothes dryer exhaust are required to terminate to an outdoor location (IRC M1502.3, IMC 504.4) Dryer exhaust vents that terminate to the interior of a residence should be considered a violation of the building safety standards. The reference provided by the constituent (Tucson Code 16-11) that suggests dryer vents can terminate indoors is an inaccurate application of "ventilation". Habitable spaces are also required to have natural ventilation which may be accomplished with operable windows or doors, an exhaust fan, or other mechanical ventilation (IRC R303.1, R303.4, etc.). These sections do not regulate exhaust. Contacted Owner of the property and discussed the complaint, and the determination made by the Building Official regarding dryer boxes. Sending owner a nov in the mail. Permits are required.... OR Owner can remove all the washers and dryers from the rental units. | |
