07/30/2025 COT - ENFC - Code Enforcement - Initial Passed Contacted occupant and Property Manager scheduled to view the rental unit and the issue. 9/30/24 Met with occupant and property manager. Gas water heater is not connected to gas. Low vent is blocked. Roof where flu pipe is suppose to go through is open and light from outside is coming through. Occupant states that water comes through the ceiling when it rains and puddles in the closet area. Occupant states the lights flicker. Had occupant turn on all light fixtures plus ac to see the lights flicker. Did no see the lights flicker. Property Manager did acknowledge that the electrical system does not appear to be providing enough energy to the residents. The company is currently working with Electrical Contractor to upgrade the electrical system. Issued nov to mgr to connect water heater to gas and to make repairs to electrical system under permit.
10/23/2024 COT - ENFC - Code Enforcement - Follow Up Passed Gas water heater not connected. Low vent is blocked. Hole in water heater closet in roof area allows water from the rain to come into the closet. Occupant complained about the light flickering. Turned on all electrical light switches, lamps and equipment to see lights flicker. Never saw the light flicker once. Did not see any electrical violations in the rental. Met with Property Manager. Manager mentioned the Property Owner is working on locating a licensed electrical contractor to upgrade the electrical system. Issued Property Manager a notice to fix the water heater under permit. After discussing complaint with Property Manager. The electrical system may not be providing enough electrical power to the rental units. Informed Property Manager that work to the water heater and electrical system will require permits.
