| 06/17/2026 | COT - ENFC - Code Enforcement - Initial | In Violation | Upon arrival, I observed a broken window at the front entrance of the residence. The tenant directed me to a shared bathroom (Bathroom #1), where I observed rodent droppings inside the vanity cabinet and on the floor. The bathroom also contained holes in the drywall beneath the sink and behind the toilet, damaged and deteriorated plaster walls, and a missing exhaust fan cover. In the bedroom, I observed a previously patched section of ceiling that was visibly sagging. The tenant reported that this area leaks during rain events. The kitchen exhibited evidence of a significant rodent infestation, with numerous rodent droppings present inside and on top of the cabinets. In Bathroom #2, large portions of the ceiling were missing, exposing underlying wood framing with extensive water damage. An active leak was visible, with discolored water dripping into the bathtub. The bathtub appeared improperly installed, with gaps between the tub and wall surfaces. Remaining ceiling materials showed severe water damage, and a section of 2x4 lumber appeared to be serving as a makeshift support for the damaged ceiling framing. Large sections of wall plaster were missing, exposing interior wall components. The exterior of the residence was in a severely deteriorated condition. The fascia exhibited extensive rot, with multiple sections broken, missing, or detached. Covered Patio #1, located on the west side of the residence, appeared structurally compromised. The wood components exhibited splintering and separation from the joist hangers. The exterior laundry room contained holes in the ceiling exposing insulation. I observed exposed electrical wiring and multiple outlets without cover plates. Covered Patio #2, located on the east side, also appeared structurally unsound due to splintering, bowing wood members and separation from connecting hardware. Additionally, two electrical boxes on the east side of the property were missing protective covers, leaving electrical components exposed. |
