| 03/20/2026 | COT - ENFC - Code Enforcement - Initial | In Violation | Inspected unit at 528 PM. Unit was flooded due to a pipe break on a water heater in the upstairs Unit 203. At the time of inspection, I found large amounts of standing water in the unit. Water was still draining out of the ceiling of the unit in multiple places. At the entry across from the front door, found ceiling and wall damage with bubbling paint. Electrical outlet on wall by front door has water. Light fixture hanging from ceiling across from front door has water dripping out of it. Excessive ater damage to ceiling in kitchen area. Water on hanging light fixtures along kitchen bar/sink area. Some detector in living room is removed, unable to determine if there is water in the wiring of the detector. Water is dripping out of the HVAC system enclosure in kitchen ceiling. Multiple recessed lighting fixtures in kitchen have water on and around them on the drywall. The laundry room next to kitchen has standing water, with water damage to walls and ceiling. Water has come out of light fixtures in this room. Electrical panel in this room is very wet and all breakers inside panel are wet. Some are found on and some off. Electrical outlet behind washer is wet. Hall bathroom, on other side of kitchen, has walls wet with peeling paint by electrical outlet and light switch. Similar damage to wall in hallway closet. Master bedroom has a large amount of standing water. Electrical outlet across from door is wet. Master bathroom sink area has water damage to walls and ceiling, including around outlets and light switches, as well as around the light fixtures and switches in toilet room. TEP has cut power to the unit. Unit is red tagged and condemned as unfit to occupy due to electrical damage. A licensed electrician shall make all required repairs or replacements to electrical system with an issued permit, and repairs to drywall shall be made within 60 days. -VM |
