TP-ENT-0424-00011 Authorized 04/23/2024 N/A Map/Use Changes - Entitlements This is a request to rezone two single-family residential parcels (tax parcel numbers 126-04- 0160 and 126-04-015A) from Residence Zone R-1 to Residence Zone R-2. The subject properties are located south of Speedway Blvd on the east side of Catalina Avenue. The subject properties contain four single family homes, two on each parcel, which currently operate as rental homes. The proposed rezoning would allow the property owner to submit a Land Split application to divide each parcel along an existing fence or wall line. Each existing parcel is approximately 12,000± sf and if divided would not meet the R-1 minimum lot size requirement of 7000 sf. Rezoning to R-2 reduces the minimum lot size to 5,000 sf which can be met by the proposed Land Split.
