| TP-DDO-0326-00002 | Void | 03/09/2026 | N/A | Appeal - Design Development Option | **VOID - WRONG PERMIT TYPE** This appeal is for a variance to allow a proposed new residential all steel non-combustible carport and porch addition and a 6'-0" maximum height above finish grade all steel water harvesting tanks & lid to be built partially into the building setbacks. In addition a proposed new 6'-0" maximum height above finish grade concrete masonry unit wall with a centered spread footing is requested to be allowed. The proposed CMU wall shall abut the east property line. The adjacent property owner to be impacted has signed & dated an Adjacent Property Owner's Statement to allow all of the above and which signed statement is on the sheet C1 Site Plan construction document. The proposed new, all steel carport & porch additions shall have a non-combustible steel roof, steel joists, steel beams & steel columns with a concrete footing. The proposed steel structures including the proposed steel water harvest tanks and lid shall all be a minimum 3'-8" from the property with a 3'-0" minimum width clear path for fire protection access. The proposed new all steel roof structure overhang shall be a 2'-0" horizontal minimum from the property line & is shown at 2'-8" on sheet A1 the Floor Plan construction document. The maximum height of the proposed new all steel carport and porch construction shall not exceed 9'-0" above finish grade. In sum, the reason for this request is to build a new attached porch and carport on an existing narrow lot condition. Assuming this DDO is approved, it is requested that the remaining balance of the attached construction documents be reviewed for permitting as was discussed with the architect of record, Kevin M. Paulus, RA and City of Tucson Section Manager, Matthew Carlton in a meeting at the Building Safety Planning & Development Services counter. Thank you for your consideration on this matter.
