The addresses for the duplex are 228 E University Blvd and 232 E University Blvd, while the single family house is 732 N Arizona Ave. The total lot size is 7,234 sq ft according to the MapTucson website and it's in the HR-3 zone. As of right now the duplexes and single family house are 20 ft apart, have their own entrances and are functionally separate units with their own utility meters, and no on-site parking for any of the units. The owner is looking to legally divide it in order to sell the single family house while maintaining ownership of the duplex to allow the current tenants to continue living there. Technically the split would put one of the lots below the HR-3 Zoning minimum but after checking with Planning and Historic Preservation we were encouraged to still apply as there are several other lots on the street and in the neighborhood that are also below the minimum. The lot hasn't been split before as far as I know and the current property lines match the 1904 Plat Map. |
