Permit Status Apply Date Expired Date Unit Type Description
TC-DMO-1026-00174 Issued 10/12/2026 10/22/2027 Demolition Permit Residential demolition work at 1301 S. Rook Ave., Tucson, AZ 85711. Scope of work includes selective residential demolition associated with a previous fire event and preparation of the existing single-family residence for a future remodel. Based on inspection, the fire did not cause structural damage to the primary building framing or structural system. Fire-related damage was primarily limited to drywall, insulation, electrical components, interior finishes, and soot and smoke contamination in and around the affected areas. To date, no demolition, structural alteration, reconstruction, or remodeling work has been performed. The only work completed at the residence has been general cleanup necessary to remove debris, discarded materials, evidence of prior tampering, and other miscellaneous refuse from the property to allow the residence to be safely accessed and evaluated. The property has also been subject to previous Code Enforcement cases, including CE-VIO0225-00658 and CE-VIO0225-00654, involving previous Code Enforcement concerns and prior alterations at the residence. Demolition work will include removal of fire- and smoke-damaged drywall, insulation, affected electrical wiring and devices, flooring, interior finishes, cabinets and fixtures as needed, and selected interior walls to open up the existing floor plan in preparation for the proposed remodel. The scope will also include removal of the existing evaporative/swamp cooler, existing furnace, and the existing fireplace. The fireplace is integrated with an exterior wall, and demolition will include removal of the fireplace and the associated exterior wall area as necessary for its removal. Remaining exterior walls and structural components not specifically included in this demolition scope will remain in place. Additional materials may be removed as necessary to expose concealed areas for inspection, cleanup, and preparation for the proposed remodel. All existing utilities serving the residence have been removed or disconnected prior to demolition work. This permit is intended for demolition and preparation work only. Future structural modifications, reconstruction, and remodeling will not begin until the required architectural and/or engineering plans are completed and the appropriate additional permits are submitted to and approved by the City. An architect/engineer is currently preparing the proposed structural and remodel plans for a subsequent permit submittal following completion of demolition. Any temporary bracing, shoring, protection, and other safety measures required during demolition will be installed and maintained as necessary to protect the existing structure, workers, and surrounding areas throughout the demolition process. All demolition debris will be removed from the site and properly disposed of. No expansion of the existing building footprint is proposed under this demolition permit.
