T16SA00442 Approved N/A Overlay Zone RendezVous urban flats consists of 5-stories residential apartments over a 1st floor podium with approximately 100 units of one and two bedroom apartments. The project has a total gross building area of approximately 121,750 SF. 1st floor podium includes (4) residential units, approximately 4,200 SF of retail, related amenity areas and landscape/hardscape features. No structured parking required as the project is over (3) three levels of existing below grade parking with 150 spaces allocated for the apartments. Residential amenities are located on the first floor will include building lobby, mailroom and club room. Approved with conditions: 1. The project shall return to the IID-Design Review Committee for major design changes. Minor design changes shall be reviewed by the Design Professional and approved pursuant to the Director’s Decision approval process. 2. Prior to issuance of the building permit, the developer shall provide a materials and color board that is in substantial conformance with elevations in Exhibit A, which is subject to review and approval by the Director of PDSD or designee. Material specifications shall also be provided at the request of the Director or designee and must demonstrate durability and longevity. 3. Prior to approval of the development package, the applicant shall incorporate an access and maintenance plan, which delineates areas for public and private access, along with areas of developer improvements installation and perpetual maintenance responsibility.This plan is subject to review and approval by the Director of PDSD or designee. 4. A coordinated streetscape design which incorporates elements utilized for the interimStreetscape Policy. 5. Screening of all mechanical units on the roof. 6. Final approval from Environmental Services pertaining to access and maneuvering standards at outlined in the, “Additional Modification Request” dated February 23, 2017 (Exhibit B). 7. This approval applies only to the requested exemptions and does not constitute approval of a building permit. Compliance with all other applicable zoning and building code requirements is required. Changes made to the plan in order to achieve compliance with these other code requirements, including building safety, environmental services, ADA accessibility, and recycling collection standards, or that affect the exemption request may require another review for compliance with the IID requirements.
