T16SA00348 Approved 11/17/2017 Overlay Zone The Project will be located on the current Chase Bank parking lot at the southeast corner of First St. and Tyndall Ave.The Property is zoned C-1 and in the Main Gate Overlay District (“MGOD) and is requesting the MGO zoning option, as it encourages the heights and density appropriate for student housing near the University.The Project’s 10-story design complies with the MGOD’s allowed height. Approved with conditions: 1. The red accent feature that wraps around the entire building (the "Red Strip") as a key design element, shall be constructed of one material. The applicant or its successor will repaint the red accent strip every seven (7) years, or as otherwise reasonably required to remedy significant color fading of the accent strip. 2. The applicant will enter into an agreement with the Islamic Center (ICT) of Tucson to memorialize any terms agreed to by the parties. The Agreement should address concerns raised by the ICT, including the 3. establishment of primary points of contacts during both construction and after the Project opens, alcohol service at the Property, rooftop pool location and hours, and events that may conflict with the ICT's Friday prayers. 4. The applicant shall present/provide an updated graphic of the rooftop design which retains the transition buffers between the rooftop amenity area and the building edges, especially on the Project's north edge facing the ICT. 5. The applicant shall submit a project Communications Plan ("Plan"). The Plan shall describes how the applicant or its successor property owner or its managing team will provide Project's neighbors (such as: ICT, West University Neighborhood Association, and the Marshall Foundation) the primary contact persons for the Project, both during construction and management.
